OfflineGot a bit of a head start on Sunday, I placed ads on Craigslist and Backpage.com so my phone will start ringing. Printed a few thermostats to keep me motivated. Finished unpacking, doing laundry, cleaning, got groceries so I would get that 'menial' stuff out of the way... LOL! Read my quick start methods to get me going today.
8:00 AM Go to post office to get mail on hold
Drop off food donation to shelter
9:00 AM Cruise a neighborhood on way home
Call pool service to get that set up
10:00 AM Return calls from ads placed on Sunday
Call on FSBO I found cruising

Have lunch

We're at Dean's meet and greet cocktail party tonight and so far I've got to meet Anita, Lloyd, Rina, Laura, Darren, Andrea and many more DG family members. It's SO exciting putting real faces to these pictures we've seen for so many months. It was fun meeting all these great people in person but tomorrow we're gearing up for some intense training with the man himself. We're not allowed to record anything in the training but maybe he'll let me record him afterwards. Keep your fingers crossed! I wish you were both there with us too. I was taking the video so I wasn't in it. I've always been the one behind the camera for my children's videos, guess I'm just used to it after 18 years... LOL! I have another clip on my blog and on youtube for you to enjoy. The excitement level of this event was off the charts! OFF THE CHARTS!!!
I started my 90 day action plan yesterday and finished it today. It's a bit of a slow process when you work 9 1/2 hours, but that's not going to stop me. There's only three weeks left until summer vacation and although I'll be in Texas for most of it I plan on getting my work done so I can complete my mission. I read and re-read all the autographs in my book to keep me motivated and excited! All my friends that have inspired me to keep moving forward are here with me in spirit.

I took a look at your site and i would keep it simple.Your screen is "Very Good"and your chance to take advantage of the percentage! The one thing you might want to consider...You are asking for people's info and not really given to much about your wholesale idea!If it was my site i would make it a single page and the second part where it says The"best something",Drop that and bring down the top part of the page that says wholesale!

very cool Elena, I think I will ask my daughters teacher,that if I supply the cards, will she have each kid fill one out with a thank you message from each one inside. Maybe that will help them know how much they really are appreciated for what they do for our great country.

That's an awesome idea! I will do the same with some of the high school students I work with. My daughter's mother-in-law's sister is a teacher and they put together boxes with cards and presentations for our soldiers pretty frequently. Specifically her nephews who are both serving in the army (my son-in-law and his brother). They are so touched to see what these kids do for them, it's amazing! Thanks for sharing that great idea with us. God bless our boys who have fought and are still fighting for our freedom!!!

Great ,lets load them up!! I wrote a letter to my daughters teacher last night asking If they can do that.my sister in laws son is on his 3rd tour in IRAQ.
Like you said, god bless those people fighting for our freedom. I knew a few people who perished on 911 in the WTC. I'LL never forget that day trying to find my mother who was in the connecting building to the trade centers.

very cool, I got the cards back Thursday and mailed them out Friday.

I'm going to meet a motivated owner and look at a multi-family unit I've been keeping an eye on. I'm taking three contracts with me.... Dean's 4pg, 3pg and the 1pg I used on my last assignment. Got my checklist, comps and contracts... the 3 C's is there anything I forgot? I want to be prepared, can you tell?

Well, the place needs about $10k in repairs. New flooring, windows, doors, paint, etc and that's not even looking at the bigger stuff, like electrical, plumbing, heating and cooling. This property's not in the best location, and I wasn't looking for a rehab.
The owner's are definitely motivated, they need to sell and they're tired of being out-of-town landlords. So I'm waiting for some additional information from the owner, then I'm going to crunch the numbers and create a low ball offer and another option with terms and see which one they'll go for. I'll keep ya posted....

Thanks for the homeowner questionnaire at the beginning of your journal! I had a question, though. When you say on there, "what is the lowest all-cash offer you'd accept?", what do you mean? Isn't any offer to a FSBO technically an all-cash offer, because they're going to walk away with cash no matter what, right? Do you mean, if we could close quickly with an all-cash offer from an investor as opposed to a financed offer from a bank-backed buyer, what is the lowest offer you'd accept?
