Starting Point REI Journal

Thanks Linda you always give great advice. I think you are the only one that reads my journal...It is most likely d/t I am all talk and no action right now.

I'm still working with the young lady that is needing to get a place. I got her particulars.

So that is a work in progress

Well it has all come to this and I have No Other Choice to file bankruptcy...It has been a long road and the pressure has gotten so great that we can not keep our head above water. I know God is with us and we have great peace in our decision to file bankruptcy. We have paid half down and we have pymt plans to do the rest.

Now with all that said I know it is going to make working REI a little difficult but, I am not giving up. This is all we have and it has to work. My husband had been looking for a job since November 2010 with no luck, just last month he found out that he was flagged in the Work Comp file that he was basically disabled and unable to fulfill any job task.....So dam crazy that no one every even told him that before....So all that job searching was for nothing, well I guess not because at least it took him to Sara Lee for an interview and that man so wonderfully called him with that life changing information.

So since then we have just faced the fact that we had to make tuff decison and move forward from there. At least I have learned enough to build better credit and build business credit through my studies of REI, so the rebuild proccess will begin immed. we are going to reaffirm with our cars so that is 2 trade lines, not even thinking about the 3rd one until I absolutely have to.

Been doing alot of praying and soul searching lately to make sure we are heading in the right direction. This is hard on marriages you know. But we are strong and keep trying to stay focused..sometimes it gets really quite in the house b/c Mama always said if you don't have something nice to say don't say nothing at all.....with this and a kiddo going to college well it is just alot.

I have a call set up with my local mentor on Friday at 12, we are going to get a timeline made out for the next moves. I will journal after that.

Linda says I should post everyday, right now I just don't have much to say so I haven't been posting. I will do better if for nothing else but the tracking of the journey.

you will make it through this and come out better than ever. bankruptcy won't stop you from investing so you can still move forward with your plans. L/O's are a great way to go. keep your head up and keep going. YOU WILL MAKE IT!

Ok so the path is still clear...not made any steps at this time. But today that has to change. I still have my local mentor and my Wonderful Fairy God mother of REI.

My plan includes in L/O and Wholesaling. I don't want to do rentals at all. Now I don't mind doing the L/O where I stay in for 3 yrs NO MORE THAN THAT so that I can make my money in the beginning, middle and at the end. I also don't mind Wholesaling my L/O straight to the tenant/buyer.

I drove around yesterday and got numbers of some FSBO and I really got inspired I will be making calls today around 1:00..OMG for the first time I have a detailed plan. We will see how things go from there.

So today and yesterday I made calls to the Property Owners regarding the FSBO properties that I mentioned in my last post. It felt good one called me back because I had to leave a message and I will call her back today once I leave work.

I have a meeting today after work about some other business matters that I am working on regarding my Basketball Assoc and my Home Repair and Renovation Co. I am excited for forward motion.

I am currently reading Jack Canfield's new book called the Success Principles, I am really enjoying the book...the fist Principle is about Accepting total responsiblity for your life and where it is....I am really working on that.

I also had to clarify my monthly income goal of REI and it is simply $5000.00. I also had to work out what I needed it for my why?
1. pay for college without loans for my college freshman...she got a partial scholarship.
2. To gain more money to my month..LOL tired of running low by mid month
3. Out of debt this is to include School loans (mine and my hubs), car pymts (I have 2 now) and child support
4. savings, savings, savings, savings....I have none of this right now.
5. BE MY OWN BOSS...I am so anti-corp
6. To know I can and show my kids that they can too!!!

Progress

So much has happened here lately but, I must say in the past week I have made some good solid decisions.

One I am working with Shae Bynes at Chasing Your Freedom to get something on the right track. I have also signed up to start a lease option mentor program on a smaller scale then DG - I picked John Jackson to start with he came highly recommended to start. I know it sounds funny but, I am still going to join the DG.com program in the Fall.

I have been better defining my financial freedom plan and what it really means to me and my husband. Since last post we have been doing a lot of praying and God has shown us clearly that we are on the right path and that delayed doesn't mean denied. God is good and He is really working with us and what He has for us.

Trying to juggle it all while working and being in School is challenging but, it is so worth. I am so excited for what is to come in our lives.

I have secured the name of our REI business with the Sect of State and I am currently working on the LLC. Trying not to move too fast but, fast enough. I think that is what got my off track the last time. Taking in too much information that caused me not to do anything.

One step at a time. Slow and Steady is my goal this time around.

I had my first class on yesterday and it was pretty neat. I learned alot right away that I should not list myself or hubs as the registred agent for my LLC. I found a company that we can use for $59.00 a year. I don't think that is much. So now I am working on my LLC..I have had my name reserved for a while but, I am so not sure if my name should include Lease Option? I wanted to use an all inclusive name since my entire business is not going to be centered around lease options....eventually I want rentals to include apartments and mobile homes, maybe even some commercial properties. ugh decisions to make.

I also have to purchase a market map...never heard of this. Working on a CPA and logo..alot to do but I am excited. I know this is exactly what we needed someone to put some fire under our behinds. Accountablity is huge.

I am even excited about what is to come. I can't wait to finish this program and plan on starting DG in Fall. So I can expand our business.

OMG just finished reading Cbrindamour's new journal of his journey through Dean's new book. That journal as just got me pumped and ready to go. Although I am currently doing another program....Following Chris's new journal taught me how to block my time and map out my action steps.

Another thing I had an ah moment about was how I got scattred, I will start one place and end up somewhere else. This is my behavior with everything I do and I have to change it now so that I can reach my goals.

I recently started mapping out my ideal life and expanding my why...after watching Dean's weekly wisdom video #145 I will be working on my goals by adding the why to the goal along with emotion of accomplishment along with the emotion of an alternate outcome.

I am going to map it out and get it done this time around. No more talking REI now it is time to DO IT!!!!!

I have my first appt with a RE agent this evening via phone. I found her on FB. Now I'm sure that I am playing it safe because she is an old friend of mine but, I have to start somewhere.

I also have been working with a designer on the logo for both of my business. Long stressful process...hard to tell someone what I see in my head. Oh well just wanted to provide an update.

Today is my 3rd class and I am very excited. I have done all my homework and ready to move forward.

I decided to not start another LLC at this time. I am going to use the current active one and run my REI under it has a DBA..I think that is smart money wise and I can make changes as things go forward.

I am currently working on using a VA to locate properties and maybe make the initial contact I have heard of this before and it seems like what will work with me since I still work outside of the home and have a job that is really 3 in one. I can't let my job continue to suck the life out of my and prevent progress.

I also did some work in regards to my "make my job optional" plan..I have our number and it is not as much as I thought it would be. Although I know when I reach the number I would not stop working right away but, I know it want be far behind. I have so many things I want to do with my life, so many business ideas and dreams. I believe once I get my REI and the basketball assoc up like I really want it I would move on to my next big thing. Right now I have decided to focus on one thing at a time and that feels good.

Things to do:
1.Find a VA and begin to work on finding properties and making contact with owners
2.Find a CPA/still have not done this...think I forgot
3. FB page, Linked-In and add new logo to twitter account.
4. Order business cards

I sure it will be more after class tonight....

I also will post twice weekly - once before class and once later in the week

I also order Dean's new book today, I know the nuggets in the book will speed up my process.

Excited for what to come - Money come to me now...I am a money magnet..I have the midas touch everything I touch comes to gold..Money finds me. Money is attracted to me.

Well I am not sure what happen with class this week. John was off d/t a schedule conflict and we were suppose to have a sub and I logged on to nothing. I havent' been on the forum lately so I may have missed some vital information.

I am feeling frustrated about the class right now, I think maybe it is over my head because what is being taught requires money and I don't have it at that level. I am taking notes and going through some steps kind of merging it with DG stuff to make it work for me.

I ordered Dean's last book and my plains are to start with it and add what I am learning from JJ and Wendy Patton to you. Either way it goes I got to do something.

It has been so hard to focus lately so dang much going on with work and my husband emotional state...He just doesn't have the mindset to be self employeed right now. I know it is easier for me because I have a day job but they way it looks he has no choice. We are still waiting on a court date and that could take forever. UGH!!! Scream. I try to keep cheering him on but, some days it doesn't work at all. Today was a bad day for him. But the show must go on.

So today I did some work on the home repair business...this one really frustrates me because it is seasonal or so it has been for the past 4 years and I need it to be steady. Got a really simple informational type website up and got some marketing stuff ordered. We have been really slacking in this area, it is hard when money is not what you had in mind.

Got on here to see what is the latest and also to refresh my mind on finding sellers and buyers at little to no cost. I know that God has great things in store for my family and I trust Him with my future.

One foot in front of the other.

The is my theme for the rest of this year. I have beleived that this was my year all year and I am so excited for what is to come. I have been on a journey and my family has had to fight but, we are still standing and ready for what God has for us.

I started by 30 Days to RE Cash....I am committed to reading the book and taking action steps. I have allowed myself to be paralyzed for years with too much information running through my head...but I have decided it is time to make my job an option really a none factor. I am ready to be free from others telling me what to do and how it is to be done. Ready to do it my way!!!

Gonna try to post weekly with progress and maybe a few celebrations!!!

So we have moved into the office and it is looking good. A one room office is bigger then I thought. So far we have been able to set it up with things we already had plus bought a desk off of CL for $35 (this was a steal) and a chair from a garage sale for $10. Not bad if I say so myself. We still needs laps and 2 chairs but that will come in the furture. I think this was a great step in the right direction d/t this gives my hubby a place to go and maybe will help me not work all the dang time......plus it will give me the site to allow me to really build business credit.(Fingers Crossed)

Well God has heard my prayers. I had been thinking that the JJ class was way out of my reach due to alot of the things he was speaking off was way out of my price range but, in the last few weeks the class format has change it is right in my ball park.

I got my 30 Day book and I have been also reading it, I have given myself 60 days which is the summer time to get this in and working it.....I am going to go step by step and not leave anything out this time around.

I am working now to find a RE Agent that specializes in lease option I have found one locally and plan to meet with him next week.

I am excited for what is to come.....

Affirmation - I always found a way to to have enough of what I need.

OMG I don't think my WHY is big enough. I am still stuck after all these years. Yesterday I wanted to through in the towel and just stop dreaming. I want to bed thinking and meditating on "I can do all things through Christ who provides me with strength" and today I feel a little better.

I have to just follow the plan which I choose the "30 Days to Real Estate Cash".....

Typing Freedom Day just reminded me I was free to be and do whatever it is I aspire to do...and that is what

Still in class with John Jackson, this session is working better for me then the first one did. I felt like the first session was over my head and pocket book. This session is going well for me I can really sink my teeth into it. I am only lady taking his coarse so it is really funny I feel like I am in the boy's club.

I did get some action in this week. No more sitting on the side of the pool watching everyone else play. I started my CL marketing on yesterday. I sent 5 emails and 3 test message. I got a response today for one requesting I call...I haven't called yet kinda got cold feet but, I plan to do it early noon tomorrow.

I have done any action steps today except got on DG.com to see what was going on. I do plan on reading tonight in Dean's 30 day to RE cash book and also plan on doing some more CL marketing.

I am also working on contracts and some door hangs...trying to beef up my marketing.

I feel overwhelmed I have alot on my plate right now...but, then I always do. On my last call with John he really got me to thinking I keep saying that I am doing this for my family...when really I can't help them or change our legacy until I get moving and listening to webinars, reading post, and books are not the actions I need to take...I need to get on the phone and start talking. I really feel like I have no choice "If it is to be, it is up to me" So I am taking the steps daily to make my dreams come true.

Finding an agent is the next big thing on my list.

I have a meeting with my booker tomorrow to line up somethings to make my record keeping process go a little smoother for me. I have tried for so long to handle it all and guess what it is not helping. So I have decided to put somethings in place so I can focus on what brings in the money.

I have had a big and crazy year. I am more then sure I am not the only one that can say that. I am currently working on my success plan for 2013 which so excites. I am so grateful for every turn 2012 took me on it has soon cleared up a lot of things for me and help me and the hubby regain our passion for REI and Life!!!

We are READY SET GO!!!!!

One of my goals for 2013 is ACTION ACTION stop talking the talk but, walk the walk..

With that said my husband and I have joined the Insider Elite and we are getting about our ACTION.

So today is day 2 I just got home from work. I have set my appt with my Life Coach for Friday. I am so excited. I like the tools that have been included and this is the first program of Dean's that I have been able to take advantage I am so excited.

I'm starting over with the 30 days to Real Estate Cash book today and will follow it step by step...since I am able to communicate with experts on the dginsiderelite.com site I feel like the support will be very valuable, close to be in the Academy which maybe my next move oh knows.

Now to go get plugged in. TTYL

Over the years I have been on call after call and not been able to take advantage of some of the great products and services that Dean has offered. I feel so blessed and over come with JOY that I took the step and signed up for Insider Elite...it has only been 2 days and OMG it is too much for words. Today I have started the "30 days to Quick Cash Formula".....!!! I can do this and I will do this. This is my time and this time is different.

I have promised myself that I will do this daily step by step. I will not overlook any step no matter how Big or Small, I will follow the process that has been laid out before me. I will do it right this time.

Feel the fear and do it anyway.

Today was a long day so I have not gotten anything accomplished within my REI biz. So I am going to read for awhile and prepare for tomorrow. Tomorrow I will be making calls to contact RE agents..I know this is not easy but I plan on focusing on this for the next 3 days. I have a session schedule with my Life Coach for Friday and I am getty about it. Working with a Life Coach has been on list my for sometime now.

In the Insider Elite I am currently focusing on 30 day Quick Cash Formula, I am committed to follow it step by step.

I am also planning on calling my fairy God mother of REI via Skype tomorrow. I love our mental connection.

Today has been a great productive day. I got ALL my Christmas shopping done and that is a good thing.

I had my first call with my Life coach - she was really nice and gave me a few things to work on til our next call in 2 weeks. She is taking my back to my foundation while at the same time as me working my goals. I love it and that is exactly what I was needing.

I made contact with a few Mobile Home park managers/owners and got a lead on a MH that will be for sale at the end of the month. I am to contact her after Christmas and she will no more. I will continue making calls on Wednesday the 26.

I also spoke to my Brother-in-love that is sadly going through a divorce and he is needing to sale his home. He only wants what he owes so that he can move on with his new life and cut all ties. He has ask me to handle this - I am glad to be able to help him and help myself along the way. We will be doing paperwork in the following week.

I feel like things are lining up for me right now. I have been spending a lot of time hearing from God in regards to what moves to make and I feel like I am doing exactly what I am to be doing right now.

I am wanting to start making some contacts in regards to HM lenders due to right now I have nothing to pull from but, I have decided that I would not let the lack of money stand in my way any longer.

This weekend plan of action is to:

Enjoy my family
Spend sometime reading
Start working on my HW from my coach
Drive some neighborhood and MH parks
Work on Ghost ad for CL and Post a few (get the phone ringing)

I figure with it being the Christmas Holiday I will lay low til Wednesday and get back to work then.
