I just wanted to say thank you for replying. I must admit that I was skeptical because even though it looked like a legitmate website you can never know these days. It's great to see that there is a real person who has the drive and will to try to have some heaven on earth. I want to begin some dialogue with people who are having some success with real estate and that's the reason why I am here. Not going to take too much of your time, I just wanted to say thank you for your reply.

N/P Brandon that is what everone is here for at least the real ones and I believe that 95% of this site is 100% real. So keep pushing and you will have what you aspire to have. Big things are head of you.

Linda you are queen of encouragement...thanks. It is funny Jay really didn't say anything to assist me with my associate it was just his call and energy that sparks something inside of me that said "yeah maybe I can help" and I opened my mouth.

Well I have not heard from the young lady and I'm not surprised I am sure she is a little paused b/c it is me and that is okay...I just want to try to help.

Today I drove around some neighborhoods in close to me and did not find much but, I did find 3 FSBO I will be calling so as I am finished here. My husband road with we took pics (like Jay Suggested) it was cool.

We also stopped by an open house and meet a real estate agent she was really nice - she ask me what I did and I told her "I was a buyer for several REI" I thought that was cool and it sound better than wholesaler. So that is my title "Real Estate Buyer" hey if you like it you can use it too. LOL

I work the weekend both days - good and bad. But my husband will be going to some opens houses - we found this to be a good way to meet real estate agents for both the REI biz and Home repair...we do alot of work with agents.

Oh well got to go ned to make some calls and get some more reading in before I am in for the night early start tomorrow got to be on the floor by 6:45.

i am so proud of what you are accomplishing. i need to have some of your energy, please. i just love that you and your husband are working together. that is so huge. what is his first name? i love what you told the agent about being the buyer for investors. most people don't get what a wholesaler does. you are thinking outside the box and doing so well. keep at it!!! you may have at least one deal under your belt before i see you in September. i know that OKC is a good area to invest too.

My hubby's name is Abram he goes by Junior. Yes it has been our dream forever we just have let fear stand in the door blocking us but, not anymore.

Today I have really been moving in the direction of my goals. Just like Linda question she posted the other day about our actions taking us in the direction of our goals. I find sometimes I am busy but, busy doing nothing that takes me in the direction. So either the night before or first thing in the morning after my pray time I make my to do list. Every week I make weekly goals and then break them down to daily goals. So far it is working and I;m getting more accomplished this way.

So this week's goal:
1. call mortage broker to dicuss Greg's plan
2. call credit repair company (Greg's plan)
3. drive around areas to find FSBO/destressed property
4. post 1st ghost ad
5. get phone #
6. call atty/pre-paid legal to review contract

Now I am going to do all of that on top of work at least 3, 12 hr shfits. I also had to have the adjuster out today, to look at my roog - it is totaled and along with that I get my house painted, new gutter, and accessories. I am so excited.

Well I don't feel all that hot today I don't know if I told you but, I been up since 4:45 don't know why so, I just got up and got busy. From pray time to the computer got alot done today. Now I am reading and post here, I had to get my fix.

I just want to scream....why is that once you feel like you make a decison then over obstacle that is possible comes your way........So I thought I had my personal home situation all figured out and then I get some news that sends everything in a totaly different direction. So now I am back at square one.....so the Investors at Bank of America have decided that they are not wanting to work with us on our mortgage....so I called Ryan who is with Home Credit Law Center - this is the guy that I have been talking back and forth with since March......my husband and I have decided that this is our plan b, Ryan said clearly that if they don't feel like they can help us and save our house that they will refund our money and shred our application. (Fingers Crossed)

Now with all of that said I can't even think clearly I feel like my back is up against the wall the problem with that is I don't feel like fighting....now I know I have to b/c that is just what you do at this point in your life and that is what I have done in the past...it just seems that I have not made good decisions in the past and I want a diffent change in my life and I'm willing to work for it I just got to get my strength up.

I did drive around and find some great properties some were FSBO and others were destressed properties I am working on them, I have to find out the info on the destressed properties - my true concern is that I have no money at all with everything going to even enroll in the Success aca. or even get a # and form my LLC to get started on REI. But I am not going to give up I hope I did not miss read some other journal and info in Dean's book...where it seems that others started with a cell phone and that is it...that is what I am going to do I have one LLC now and if I got to use it that is what I will do until I can get some cash to do something else.

Oh well a little word some positive and some negative but I had to get it out and make a declaration not to give up. I have dreamed about this for so long I just can't imagine not trying at all. Oh well TTYL

Well it is funny how when your back is against the wall you really figure somethings out...you tap in and dig deep....so I got my # and it is free....Google Voice - thanks Linda you are awesome. I wish this was around when I started my other business.

The only thing I can't get it to do is say my company name on the Caller id, I emailing the help desk and see what infor they have on that subject.

Now I have got to find out if I can do a DBA under my current LLC and then transfer the DBA to another LLC once I am able to get it formed and offical....Oh well just trying to push.

Next step ghost ad.....word for word out of the book Greg has some good ones let's see what happens.

on the google voice #, is there a way that you are able to call someone with it??? i need to know about that if there is. thanks.

Know I don't know if you can call someone from your home phone with it but, I use it from my blackberry and it comes with a blackbetty application with an icon and you go to that to make your call. I love it.....the caller id does not say your name but it does list the number. It is supper great. I just wish I could get a 800# too but I did not see that offer.

So today I had alot off errands to run for the church, yesterday we had baptism and we had 35 candidates it was awesome. So today I had to do some follow up for that, so while I was out I drove some neighborhoods on the other side of town and I find a destressed neighboorhood. I wrote down 20 to 30 addresses and now I have to do the work.

I also used dean's foreclosure program and found lots of homes in pre-foclosure so I wrote out hand written letters to send out in the morning. I also ran across some FSBO and For Rent homes that I will be calling on tonight and in the morning. I don't have a massive buyers list but, so once I get a house under contract then I will post some ads and bandits signs to see what takes place next.

My Goal is to simply build my cash reserve - my family needs it, I have decided to borrow the money to start the academy......that will at least get me moving with a coach and point me in the right direction. I wish I could borrow money to change my families situation but, I know that is not an option.

I love this site though it gives me a place to learn, dicuss my dream, come up with stratgies, and plan along with get it allll out.

It's been so long since I have posted - I'm not sure why I have been on the site keeping up with all of the journals that I read daily along with the forums that I follow.

So let me bring you up to date....The House....We have decided to place it on the market by August 1 - We are aiming to do a Short Sale. Now I'm not sure if we should use an everyday Real Estate Agent or a specialist. We have just decided that we no longer want to be house poor we have faught to keep this house for 2.5 yrs now and only been here 4 yrs. It has just been a road block and I have decided to take another route.

My sister-in-law has returned to the hospital and things are not the best...we are praying for a miracle Pancratic cancer is so crazy and it does not even care what we want.

The bookkeeper quite for the other business so I am trying to figure out to what to do about that.....I am going to try to do it on my own....I am going to use Excel spreadsheet so we will see how that works, I may use my aunt to keep it up-to-date she is great and helpful.

Now with the REI I drove a neighborhood only approx 3 blocks and found over 25+ house that were abandon and in need of some love. I was able to find the owners info on the accessors site and I am working now on my hand written notes/letters to them to see if I can get some type of dialog.

I also set up a google voice # and I simple love it...I just wish it would show my business name on the caller ID. But it is no biggie I was reading on Carol new forum and she mentioned that I really don't need an LLC until I really am ready to buy and hold. Right now it is about cash cash cash I need it and I want it.

Oh yeah I also found alot of foreclosures on Dean's site and I plan on trying to contact those property owners with a different type of note who knows what will happen with that but that is on my to do lis this week.

I still have not ran my ghost ad so my buyer's list is short but I do have some new #'s to call I am going to try to do this tomorrow.

Oh well I know this is wordy but, I needed to get it all out and in the open.

on your house situation, i would suggest finding an RE agent who is very familiar and comfortable with short sales. a lot of agents try to avoid them and really don't know what they are doing. go for someone who is experienced. get a referral if you can. if not, i would suggest calling the broker/owner of each company and asking if they have a short sale specialist in their office. i would also ask for some referrals from people that specialist has helped. do you know where you are going to live when you move??? might be a good time to think about doing a lease/option for your own home if you don't have any other plans. i am praying for your sister. sounds like you have some good options going on. every time i come to your journal, i keep hearing "YOU'RE GONNA GET A DEAL!!!" in my head with music. (and, no, i am not hearing voices!)

Ok so I guess I need to get caught up here. It has been so long and that last post was so emotional.

Well I have had to go ahead and move forward and seek out employeement, It was always in the plans we just thought I could continue to flow with Agency work til the kids went back to school. But that is just not going to work for us now. So I am going to head back to work a few weeks early. Being a nurse makes that pretty easy...so I had so great interviews last week and I have the follow up s today (God goes before me and makes every crucked path straight). The good thing is while I was interviewing on Friday I found 2 nice destressed property - I am working on researching them this week. I am still writing letters and working on the 20+ houses I found in the neighborhood.

My house I am working on finding a spec and I will also be using my house to build my buyers list. I will be posting it on CL today/tomorrow, I will be getting with my REI/Inspiration Fair God Mother ( my name for Linda) to run some ideas. Decided this was a good way since I could not run a ghost ad and not swallow my brain when someone called. This way I can talk like I know something about something and you knows heck I may sell my house in the long run. We are getting the roof done today so it is crazy loud....that is a nice selling point we have a great roofer friend and the offer a great warranty that is transferable. Plus the air conditioner, furnance and hot water tank are all less then 3 yrs old. I tought that my speak lound to an investor or a tentant buyer. I think I am too far behind to do a lease option but, I am going to call the bank and see what is the least they will accept to work with us on the house, who knows!&^%$#^may get lucky.

Got a call and a advertisement in the mail Dean is coming to OKC to do a seminar I am very excited....generally when you go to things such as this they make great offers for the products....So I am hoping that they do wo with the Success Aca and it is a better deal then I have been hearing about on the phone and I can take advantage of it....My b-day is right before and that is what I ask for.

Boy I have been in and out of hospital and taking care of my grandmother over the past week so it is been alot of energy going out. This is my week to regain focus I am hoping to get an offer job wise and start somewhere by next week. I am ready to get that part of me steady. My ADD works better that way.

Started marketing the Home Repair & Renovation business this week also thanks to Linda(REI Fairy God Mother) great idea and we put it in to place ASAP My husband really liked it. We are working with our current roofer also great ref opportunities both ways right now we are 2 for 3 with him and it has a double string of income d/t he has a ref fee also. That is what I am talking about.

boy, i really feel old now!!! i love what you are doing. just look at that new job you're getting as a way to help you with the REI. just like going to interviews brought 2 more houses to your attention. you never know, the new employer might pay for you to move on with your career path too. glad you have someone to do referrals with and can't wait to see what all happens. Thanks you absolutly always have something great to say, so encouraging. I went to both follow ups both were panel style interviews - funny neither one ask anything about the job itself. But one did make an offer and I made a conter so I am waiting to hear back. I like to work where I am really needed and this place could really use my knowledge and I can use there paycheck. So we will see, if it is all a good I will start on Thursday b/c they are in billing talk about hit the ground running. Oh well it is what it is... Wishing me Luck - thanks Linda.

I'm so grateful that God gives us new mercies daily. I am grateful that I know that He is my strength and that He guides my ever footstep. Without Him I am NOTHING!!!

Up date since last post - I accept an job offer I got 2 but one was a low ball and I decided after my last experience that I will not allow anyone to decrease my value with a $ amount. So I took they job that I thought I really would not take but as I did my pros/cons list this one won, So I start today.

My family is still standing strong with our faith in God, we got word yesterday they only expect my Sis-in-love to live close to another 2 mths....not surprising news but, still didn't want to hear it at all. Secondly I got a call from my cousin and my mom that my grandmother's disease process is moving fast - this one I understand she is 90 by sis-in-love is 58. I HATE cancer!!!!!!

On the REI tip - I am still working on that list of property, completed quite a few letters, handwritting them is quite time consuming but, it is the road I started so I must move forward for now.

Alot of theme are in tax crisis but, Oklahoma no longer does tax leins they just hold for 3 yrs and sell after 3 yrs. So today I will be calling the accessors office to see how all this works....I would like to move forward. I also am going to try to call and speak to an owner of the properties, I read somewhere that sometimes the phone coversation is the kicker that can really move things along. (fingers crossed)

I am excited that Dean is coming to OKC this month, I know it is nothing like the Edge but just to be in the room and feel the energy. I have to get moving and I know my life is crazy right now but, I can not let it all become a destraction anymore than I have.

I haven't done anything......I say that regarding my house. I haven't done anything....I am not sure what to do, I mean I know what BOA told me and I do understand that but, is that the end of my road. Does that mean I have to fold or sale my house.....I am emotional about this so I am not sure if I am making a emotional decision or if this is God...right now my household bottom line has increase tremendously now I say that to say I don't feel like I don't have something to fight with..I felt like that early this summer.

I just don't know what to do and where to go...Since my last post my house has gotten a new roof and now we got approved for a weatherization progam they are coming out to do somethings regarding my windows and installation...now I just don't want to believe that all of this is being done for someone else to live in the house that God said was for me even though there was a time that I could not afford it(honest talk).

Regarding REI I have been listening to Dean's new videos and working on a plan I have also been sending out letters and I'm really going to post a ghost ad tonight using my new google # to start building my buyers/sellars list. I have been sending out letters every day this week and tomorrow is no different I am going to work on some more once I finish my post.

ACTION STEPS for tonight
1-search total view and write letters to mail tomorrow
2-post ghost ad on CL
3-send email to potential Real Estate Agents
4-pray and meditate on God's word

Ok well until tomorrow.

5-for the next 30 minutes I will finishing reading journals and forums on sight
6-tonight is the house/biz money mtg with my hubby

I am so glad to be able to place a check along with 6 item to do list. It is 10:00pm and I am going to hit it for at least an hour more. I would like to get some more letters out and I didn't get the ghost ad out so tonight is the night for that.

Had a super great mtg with my hubby tonight forgot he had to work last night (his side hussle) but, we handled the biz tonight and wrote out goals for the rest of this month and next month. Did go any further than that...sometimes I think I get too dang far ahead of myself.

I am really enjoying the new job it gets me back thinking about my orginal nursing goals. It includes property too, I want my own nursing home. One for sale over by my mother in laws house going to check in and see what a property even goes for......

Not much going on this weekend so I plan to but some time in to my REI I am wanting to attend some open houses this Sunday for networking and maybe even some garage sales. Who knows I may can find something to sell on ebay or CL to bring in some extra cash....I sold a book on half.com on yesterday...I need to post some more books on there too. I love MULTIPLE STREAMS OF INCOME.....Money cometh to me now......

you sound so good! i'm so glad. i remember that "money cometh to me now". wasn't that Leroy Thompson or something like that??? i read his book years ago and had that printed on my checks. now i have "i always have plenty of money" on them. i like to change things around. i grew up knowing a family that owned a nursing home and they had a very good income from that. have you heard about independent senior living? they don't require round-the-clock care and it's easier and less expensive for the owner. James Smith is how i found out about that. a very young man and his dad do it together and make a lot of money at it. i've also been getting information on mobile home parks in OK, so if you want me to, i'll email those to you. just have to be real careful on them and nursing homes, etc.

do you think we can still meet while i'm in Tulsa? if not, i totally understand. just let me know. if we can't this time, there will be other times. i doubt my girls will move away from there.

Well I was able to mark some things off my to do list today, I sent emails out to some real estate agents. That felt really good. I also posted my first Ghost ad.....It is so funny how I have let fear stand in the way of progression. No more.

I have not been out looking at properties lately, so I am hoping to do that soon. Right now I am really focusing on getting that buyer/tentant list built. Since Dean's latest video and his "Set For Life" program the list really seems like the back bone to a successful start.

So we will see how it goes.
