So I am just starting to read Dean's 30 Days to Real Estate Cash book and it struck me that I truly needed to just follow each step and not think or analyze everything!

One of the first activities that Dean asks you to do is to truly define your "why" as to why you want to be a real estate investor. My first reaction was "Well I want to be a millionaire and quit my job". But after going through the different layers, I discovered my true motivations. I don't want my daughter to grow up thinking that a job is the only way to be stable. Also, that I don't ever want to have to file for bankruptcy again and to go through that feeling of shame and failure.

Realtor Commission???

After two weeks of talking with realtors...we finally have a face to face meeting tomorrow with a realtor who seems very promising...one who is also an active investor. I will ask her this question tomorrow, but want to be somewhat prepared.

Here's where I'm confused:

For example, if an offer is accepted by a seller (who does not have their property listed with an agent) how does MY agent get paid. I'm assuming I will pay her...but how much etc??? Is there a typical percentage 3%-6%???

Attorney says "You're Asking for Trouble!"

Hello Everyone!

I'd just like to share a strange encounter:

Earlier today I spoke with an attorney (intellectual property) regarding another issue of mine and he asked what I did for a living. Well, even though I just began the RBBP on August 5th, I blurted out that I was a Real Estate Investor...a "Private Real Estate Investor." He then proceeded to lecture me on how risky blah blah blah that was. He asked if I had a Real Estate license to "Wholesale" and/or Flip properties...I told him no, I use my realtors...and he gave me "that look" like I was an amateur from an info-commercial. He also stated that having a business card which reads: We/I Buy AND Sell Houses...is "Asking for Trouble!" Representing myself as someone who buys/sells and makes a commission.

Making Offers

When the agents send me a lot of 3 bedroom properties in the areas my buyers prefer with filters "As Is," vacant, price reduction. My next step is make offers 50% below the asking price? I'm assuming that's the next step. What are the next steps? I've never made offers before. Is it my job or the agents job? These are MLS properties. What do I do and what do I say when making offers? Is there a form that needs to filled out? Who is sent to?

Buyer's List

My agent provided the list of cash buyers for past 90 days. Took it to the county assessor office to look up current billing addresses and owner names. Assessor office clerk told me they do not update current owner information for 3-6 months. If I could contact the current owner's it would be great. Any suggestions?

We're instructed to call "For Rent" ads to build our buyer's list.

Do we call all the "For Rent" ads including apartments or just "For Rent" ads for a house?

Doing all the homework

Wow am I excited with the Blueprint course. But all this homework! I'm not complaining but is everyone else struggling to get it all done in a timely way? I'm a full time RE investor newbee and I've been working all day into the night to keep up with the workload. I have found a real estate agent and I have my list of cash buyers and I'm in the process of contacting them, etc. I truly feel I'm on my way to something big and good. I'm not afraid of all the work just surprised at how much there is. Will it get easier with experience?
