OK I am still working towards my first deal and have stepped up my efforts with offers and bandit signs. I received a call today from a woman that wants to sell her home for what she owes on it. First it is in a great part of town with great schools and homes are selling. My question is this--- the home was just appraised at $255k,her pay off is $225k She said that it has a new roof, furnace & hot water tank. The taxes are current. It does need new countertops and carpet but she doesn't have the money to do it. She just wants out. The values on zillow $273k Epraisal $216k & on realtor $263k. I don't think an investor would see enough equity in the property but am I wrong?

was wondering if anybody had the forms that greg mentioned in his last call
1.) "Lowes Property Rehab Form"
2.) "Questiones to ask a title company and/or attorney"
So i go and follow the RBBP, and meet a nice RE agent , who then brings in her partner who is an agent and realtor as well. I explain to them i want to buy, fix, and flip asap creating a 20-25k profit like Dean said to do. Then the big question comes out after a nice conversation. Where are you getting the MONEY to pay for these properties... I freeze and realize i should and read more and should and prepared more because i only expected the other agent to be at the table discussing REI. I told him I have other investors willing to take the deals on my behalf and then i mention assigning deals to them and me being the middle man.
I have read threads on this site that say contacting people with an expired listing from is a great way to get sellers, however I do not know what to say to my realtor to get her to give me this highly guarded information.
I asked one realtor that I am working with and she said she could not give me the info then she wanted to know why I needed it. I told her I would contact them, possible offer them cash and give her the listing.
I am sure I have done something wrong.
My main question is what do I say to realtor for them to give me the expired listing.

I have been placing ghost ads on CL with no luck. Well in all honesty I did get one email asking my to send him info. He did not put a phone number. I emailed him. The email I sent is at the bottom of this post.
Can someone please share with me a proven ad they have used that does not reference a property but instead references the fact that I have or will have deeply discounted properties.

PS The area I am in has a ton of sales by owner and broker each day listed on CL. What can I do for my ads to stick out? I already put **** in the headings.

Here's my first post. I've got Dean's Book '30 Days to Real Estate Cash' and have looked at some of the Rock Bottom Blue Print Materials.
I am a licensed real estate agent but I got burnt out by running around doing rentals in Brooklyn.
I am seeking to find a new office, one with a mentor and access to the MLS.
In Dean's book he talks about 'finding agents' to search the MLS for you but couldn't I do some of this work myself?
I understand I wouldn't be leveraging my time quite as well but I'm eager to get started and this seems like it might fast track me.
Any advice appreciated!

little proplem.I just received info from my agent that there was 53 homes sold in my target area and only 3 THREE investors in all. now that creates a bit of a problem with my buyers list short term going forward to page three in the rbbp program. yes or no?
