Since Dean has said that the market is on the "bounce" and some have even said that is on the "UP" does that mean if I just bought the EDGE and RBBP is it going to work or not?

Feels good to take action. Loved the phone script for calling Realtors. Was a little nervous at first, but new I had to do it. Felt good after talking with 6 realtors. I'll be calling more, because I want to have a great team.
Moving on to Page 2 Tonight.

Reading along, and the book says to get the cash buyers list of the past 90 days from the realtor(s) I'm working with... but it also says that SOME states keep this information secret.
Can anybody tell me which states keep that information private?
And how does one work around that barrier?

"For Rent" script question
January 26th, 2012 | posted by SharethejoyI know calling "for rent" ads is a great way to find buyers and sellers. I have found Both by doing so.
I know Matt Larson has a script that he goes by when calling these, and I've used the jist of it for myself.
I'm still uncomfortable calling these-I know working through fears is important. I'm trying to not over think things-a common hurdle for me.
I also feel but probably shouldn't that I should explain myself. For example: I call a for rent ad. I find out that the house is for rent and for sale. What should I include in my "30 sec." pitch? Do I say that I am a wholesaler ? I would think sellers would have a negative cogitation with that as well as an investor? I usually tell whoever I'm talking to that I'm not actually looking to rent.

This is a painful recount of my first deal that went bad. But first let me tell you what I had already accomplished before that deal began. I had already found a realtor, atty, title co, rehabbers, project mgt, mortgage broker, tenant screening service, credit repair co., joined a local REI club, researched Buyers in my area with Matt's tips, and began working with my re agent to submit offers.I was using Matt's system of making lots of offers with his parameters as a guide. It took some time to get the contracts where I wanted them with "and/or assigns" and the contingencies in place.
Look for more than one REA at a time?

I have spoken to one who said he'd work with me, but has not returned any information after getting my "criteria" email and finding the cash buyers in our area.
I have spoken to another REA who said she'd work with me. Has worked with another investor and seems eager. Emailed her my "criteria" email, etc and will see what she comes back with.
Question: How many REA's should I keep calling in this beginning phase?
Do you initially work with several and wait to see how they perform or do you
start with one who says they are committed and see how they work out?
time is of the essence!
