After attending a Live Event last week we were given copies of Dean's books on disks and I have been studying them ever since. Anxious to get started and going by the exeriences of others pertaining to the search for a real estate agent, I went ahead and began emailing a copy of Matt's letter found in this book to the real estate companies he suggested in another book. I figured I had better start that process first since it may take a while. Well, seems Matt is right again in suggesting Keller Williams since it is owned by investors because they responded immediately and only too eager to meet the stringent criteria laid out in the letter...not to mention I added a few cheers of my own to boost the incentive and enthusiasm.

So- unable to find the extra dough to get in on the RBBP program, I'm turning back to the books and tools I already have, in the belief that I already have the pieces I really need to succeed, even if it isn't quite as simple or as shiny new as the RBBP.
SO, that said, I'm typing up the letter from pp. 114-115 to post on my local craigslist and send as e-mail to all my local real-estate companies. What want to know is:
A) How effective is this letter right now? (Most of the posts I'm seeing on this topic are 1 to 2 years old.)

I have some experience buying distressed properties for myself and I'd like to work with you if we sign a Contract where my broker will be named as an exclusive buyer's agent.
If that's OK with you please respond, so we could go to the next step
Is it safe for me to sign it? What if the agent would not do what I would expect from him/her? Should I do it or continue looking for another agent?
