calculating national factors as of May, 2016

Hello everyone,

I've gone through chapter 3 of dean's profit from real estate now. I have come up with the following factors.
1). Interest rates-have been at steadily declining since 2013. i'm calculating that we are in a rising or peak market for IR.
2). Inflation data-have been steadily declining(I saw a large decline in 2015), but have calculated n/a.
3). flow of investment funds-the stock market has been steadily increasing over the last few years. I have rated this as n/a.
4). Business cycle-i'm seeing in the news recently that GDP growth in the first Qtr of 2016 is .5%. i'm calculating a downward trend.
5). Cataclysmic events-N/A.

Just wanted to see if anyone else has recently gone through this recent exercise and what they came up with.

Good evening,

I followed Dean's advice in his 30 days to real estate cash. I went to my assessor's website and was unable to locate cash buyers. I then decided to email the assessor and got the following response: "Unfortunately, the information regarding whether or not the property sale was cash or not is completely confidential."

Sounds like this information is no place to be found in my particular state. has anyone else ran into this? Thanks for your reply.

question about Dean's book, 30 days to real estate cash

hello, I just started reading dean's book and had a question relating to matt Larsen's instructions. Matt talks about calling the receptionist and letting her/him know you're an investor. once the agent comes on the line, then you're suppose to tell the agent you're an investor. has anyone had any push back from agents asking about "if you're an experienced investor, why are you asking me about hot spots, etc, shouldn't you already know this?" i'm getting ready to make my calls next week and wanted to see if anyone else faced this objection. Thanks for your reply.

Hi there. Ok. I am following Dean's "30 Days to Real Estate" and I'm stuck on trying to find these buyers. I've looked up my town's assessor's website, but I'm stuck on where to go or what to actually look for? I'm on the property information page for my city, but is that it? Can someone help me please?

How to get an Assignment contract. Does it cost?

Hello, I live in the state of Virginia. Does anyone know how I can get a purchase agreement I can use to assign to cash buyers? I know I need to see a real estate attorney, but if I do, will he charge me? I need to have the contract written up in the way "profit from real estate right now" says to. Everything is simple, I just need to get my hands on a real estate contract I can assign.

Dean teaches us to build creditability and gave us THIS website above.... and after WE (DG members) do take the time and set it up and make business cards,magnetic car signs and promote the website to EVERYONE we come in contact with, the website is down and has been dead since Feb 2014.

It also takes a LONG time and ALOT of work to get it to the TOP of the 1st page of internet searches and then to have it suddenly disappear!

That is a BIG blow to your creditability, reputation and embarassing when buyers,sellers and investors call you and say:

"Hey your website is down and we cant see your properties or fill out the forms"

HOW LONG can we say "Sorry about that, we've been having server problems??"

First time gitters

Hey everyone, my name is Phil Stewart and I'm new to real estate. I'm working right now as a welder/body mechanic for the Government. A lot of people in this area (Texarkana, Tx.) think they would like to work where I do. I want to make a nothing position for them. I want out. I'm a US veteran and as far as jobs go working for the government has it's perks, but I don't make enough money. I've done some reading and have just enough knowledge to get myself in to trouble with real estate. Can anyone offer some pointers to the new guy trying to accomplish his first deal. Thanks in advance for any advice.
