I'm starting with wholesaling until I'm able to buy the properties myself to either hold or flip depending on the deal!

I may have missed a need-to-have ipad from you but if you read this post, I am eager to buy and flip now. I will want to buy and hold about 3 to 5 properties for the future with the intent to sell a few and hold a couple for a continuous income. I'm not getting any younger so a nest egg would be really nice! WHOLESALE is great to learn the lingo and get the feel of it.

The word "luck" is all in the mind of the person.

Recently I attemded an Insider's Edge Conference/Private Pre-Auction Conference. I was all fired up! Ryan spoke about real estate's lucrative potential, how to get funding, etc. before he was finished I was ready to fly out my seat...until he said there was a 3-day workshop and the cost of that workshop is $1997. My heart sank. As much as I wanted to attend, I did not have the money. I live paycheck-to-paycheck. I called in favors, and asked family/friends for loans. No one had it to give. Such bad luck.

But my good luck is: I was born with a resourceful mind and blessed with creativity. I decided to use my hobby of building dollhouses, as an immediate money maker. I am dtermined to attend this workshop and nothing, NOTHING, is going to stop me. I am using a few auction sites to sell my houses- so far, I'm up $800! I guess my bad luck was just testing to see if I would put my money where my mouth is!!

Inestment strategy I will use.

I want to do wholesaling at this time. I also want
to purchase five to ten pre-foreclosures I am interested in. Glad to have your help.

It seems to me that most of the new investors here are interested in wholesaling. So that we can start turning profit, allowing us to focus solely on real estate for income. Then we will have the resources necessary to buy and hold for cash-flow. At least that is our strategy here at Mr. Purple Real Estate Solutions.

I am a HIGHLY motivated investor who is in the success academy. Do you know any investors (maybe CCIM?) that are looking for good deals here in TN on multi-family units?

Dean, I need to wholesale to start. I have also brought my first Agent on board and a couple of other people are sending me properties, but I need Buyers to get the ball rolling. I'm advertising my web sites and mailing to my SFL Buyer Leads, but no response yet. I've been searching for Carol Stinson's "Contract" with her exit strategy. It's suppose to be in the "Done for You Marketing", but I have not found it. I feel like I'm on information overload trying to piece together a proper strategy and path to take for a clear cut transition from Seller to Buyer with no money of my own. I'm looking for sample contracts that include good exit strategie so I'll be prepared to connect those sellers with buyers.

I have not been able to participate in your programs due to unfortunate circumstances I am overcoming. My main interest is the wholesaler side to get into it ASAP. I must make 2012 my year to be back into a winner circle and in the current economy it is the only option. Time dedicated to work does not scare me, dealing with renters and contractors slows me down and requires investment of funds hard to come by at this point.

What I'm most interested in!

Since i'm in my beginning stages, I am most interested in buying really cheap and reselling to an investor. This to me will create instant income without the hassle of using money and time to fix a place up. This is my personal interest.

What I am most interested in is "Wholesaling" for at least a year to build enough to buy and hold properties especially from Florida, because California really sucks right now! The best I can do in Socal is wholesale or buy low for fix and flip. I have recently acquired a new buyers list! Bring it on baby!

Cashing out and cash flow

I'm have been focusing in buying properties at great discounts, fixing them up and selling them when someone is interested in purchasing.

It would be great if I could find a mentor that would assist me with cash flow.

I hope you get this and I'm sorry this is belated. But I still wanted to get this to you. My original letter was deleted when I updated my phone and I didn't have a computer to upload a picture of myself. Now I have one, and I wanted to make sure that I got this to you. Your books and video blogs have changed the way I think and the way I feel. You have not only changed my life for the best, but most probably my son and the rest of my family to come. You have changed my direction and I will make sure my children and their family stay on this path that we were so blessed to have found. You don't understand how deeply you are helping people. Words can not describe where the Dean community is heading, our imagination will paint a picture in history, and you have opened the door and our eyes to realize that we can do this. What we love is now visible. Too many, might have had life long suffering if not for you. Whenever I get stuck I find myself on your website.
