Check out your county online. Simply google "your county" then once you get to your county homepage click on open public records and search for forclosures. I found almost 200 when I looked at my county website.
If your county does not have a webpage, get out your phonebook call up the county courthouse and find out what department you have to go to and the hours and you can go get a list of forclosed houses and when they go up for sale all the info you need.
Also check out Zillow.com. That website is super cool for me. All you do is type in an address and it brings up an entire map of the neighborhood and prices every house for you. It shows you which are for sale and everything. Very helpful! there is a whole list of websites like that in Deans book on page 130.

Just wanted to say hello! Got my book last week Monday and started Dean's Academy today. Looked at 5 properties last week, one with a Realtor. I'm very anxious to move forward but not sure if I'm ready. I probably didn't need to join the Academy to make a deal but I did 'cause I want to sound professional when approaching a buyer or seller to make a deal, especially when I don't have money. Jeez! I had to hustle to pay for the academy.
Well, I guess that's why we're here, to learn to be able to do so.

I finally found one, after searching for 3 months, and she is amazing. She has found such great deals. Definitely look on Facebook.com. That is a great site. Twitter is, also, a good one. If you bring me buyer my agent will pay you 15% of her commission as a marketing fee. If you do enough you can earn money for down on a place.
I have a home in Las Vegas For Sale for $105,000. Looking for cash buyer. This will rent around $1050-$1150 per month. Great ROI for invester. Also in 2005 it sold for $245,000 so when the market recovers the invester will double his money easy.

I remember I had the same feelings as I started my Real Estate Investing Career, but it is totally normal. Any time you do anything for the first time there is that feeling of anxiety. The main thing I think you must let drive you and motivate you is the fear of not giving a better life a chance. If you dont give it all you got now when will you ever. Thats what pushes me pass all the obstacles that will come in the way of any journey or path you take.
The knowledge that you need to achieve your goals can be recieved right here on the DG website simply by asking questions. I found a way to join the success academy, but if you really cant squeeze it right now there are plenty of successful people right here on this website who would be more than willing to network and answer any questions you might have. Alot of times you dont even have to ask the question because your question has already been asked by someone else.

I was thinking of targeting investor groups and individual investors because I know that they are ready to buy if the property fits their criteria. If you have any suggestions to help me get buyers that would be awesome.
Yeah sounds like you got a good start. Craigs list is a good place to find investors. Look for rental ads and ask the owners if they would be interested in purchasing other properties 30%-50% below the FMV. You can also look in your local classifieds. You can find buyers by putting out ghost ads on craigslist or making fliers and painting the town with them. Dean talks about this in his book Profit from Real Estate Now. Good Luck

Sometimes Zillow is off by a lot. Don't always trust Zillow. You need to get actual comps from agents to see what the actual sales are.
