How to grab a realtor?
How do you go about getting a realtor who sends you notice of sales? Do you just go into the real estate office and ask for one? Is there a protocall that you have to follow? And how can you tell if the realtor is a good one?
My First Deal
I am having trouble getting my first deal. I have my buyers list, but confused on the next step, the paperwork for "bird dogging" and or assignment of contract is not so clear. What are the steps ? I can not find a "Corporate Job" to make ends meet but me and my husband has been in Dean Graziosi for about a year now.. and can not get things together and we want to get this going so we can have a better life.. Anyone please help.

Action Steps:
1) Find real estate agent.
2) Create my buyers list.
3) Send Letter or postcard to buyers.
4) Buy Bandit signs and distribute.
5) Start getting some leads and building my sellers list.

YEEAAHH I found a Keller Williams Realty in my area and two branches of REMAX to call tomorrow!
Whooohooo! & just exported the buyers list from SFL!!! OMG... filtered & sorted with excel the export for cash buyers list. Just alone in cash buyers that have 3 or MORE properties purchase.....guess how many in my two counties.....18. So 18 letters going out tomorrow using Marketing Library cash buyers letter and tweaked it to copy Matt's verbiage. (lol...thanks Matt) Then to disburse to the remaining cash buyers that purchased the one's & two's properties. The initial download indicated 252 line items but got to clean that up a bit. For some reason it duplicated some of the line items. BUT nothing a few formulas want filter out! LOL Knew that accounting thing I've been wasting so much time on would come in handy one day!!!

This is almost word for word of what Matt said on the call tonight.
"I understand you would like to get X amount for your home. But the truth is that right now you are competing with foreclosures. (Pause and let them agree with you) I can buy a foreclosure for x amount. So if you want to get your X amount, then I suggest you get a real estate agent, have your property in a constant state of readiness for prospective buyers (I added this part), and in 18 to 20 months you might get that. Or I can give you the right now sell price of x amount."
Then let the home owner make their own decision. If they are not interested in your offer, thank them politely for their time, give them your card and tell them if they change their mind to please let you know.
Remember this is not the only deal out there. If you keep following the steps then you will get deal after deal done.
