My three sons, Sean, Eric and Greg, and I are just beginning in this business. They live in San Jose and I'm in Boulder Creek so we are interested in both Santa Clara and Santa Cruz counties to start our investing. We've gotten started learning from another company with no success. We switched to Dean G. last spring only to have summer commitments take most of our time out of town. We've recommitted, have the Edge program and going forward.

Thanks for your offer of support. My son Eric and I are making head way with our buyers list. Today I got some good ideas from the DG fam. We "interviewed" a real estate agent the other day and I think we sounded kind of ridiculous. This is the forth agent I've talked to but the first time we went together. I went back to the books and reviewed the list of proper questions to ask. So any advise on finding a real estate agent would be great.

We are looking at purchasing a small resort or B&B. We have had several owners agree to carry 50% financing. I was talking with another investor who said the best way to do this is by forming a partnership or LLC then refi the equity out and at a certain agreed upon time buy out the partner/owner. Can anyone tell me how this works and what form I would use. Or is there a better way if I have no money to invest?

I am soooo happy. My son is working on a tri-plex in Portland, Conrad is all over mobile homes. I just finalized my first rehab and after the first offer fell through I ended up making 20 instead of 14K. AND I just bought a Dean house. I am soooooooooo happy.
