The only risk you will run into is the risk of not knowing. You have to to minimumise the risk by doing your reseach on the property you are looking to invest in, whether it a one family, two family and so on and so on. Find out why the owner wants to sell it, find out the local factors of the area the property is in. Basically, You have to arm yourself with as much knowledge as possible then make an educated decision on whether you should buy the property or note

I'm trying to accomplish the same thing. I have a corporation set up and plan to do wholesaling because I want to build up some capital.
If you have no resident status in the US you will need to get a corp (C,S, or LLC) and an ITIN. Once you have done that then you use the same laws as any other US corp. For canadian law regarding how you transfer profits, etc to you consult a lawyer and accountant.
We also have self-directed RRSP's but you need to have $25K and of the big banks TD was the only one to offer it. Be aware that whenever you begin the process of switching over to this you're going to get a lot of calls and questions.
Another good company for self-directed RRSP's is Olympia Trust.
Depending on your needs and plans, a lawyer and accountant are good people to have on your team to help determine what legal structure and cash flow structure will work best for your tax needs.
In 30 days to cash there is a detailed plan. My question is; is this information applicable to ME as a Canadian. Can I put this plan into action and lock up properties in Canada? Or would I need to purchase property in the USA?
