First Deal Done

OK, I don't know if this blog gets read by any one. But be sure it doesn't really matter. The steps in Deans books and Seminars and the encouragement that is all over Deans community is priceless.
My Wife and I where taking in all the info we could in such a short amount of time and loved every moment. We got so excited about looking for deals, We started collecting every realty flyer, paper, Writing down phone numbers on for sale signs and searching lists everywhere.
We looked at our local area and beyond.
We went to look at a house we found for cheep in our little town and decided it was do-able before we got there. As we pulled up to the property, there was a man with keys entering the property. He just bought it. Turns out the Realtor in this area do not update info and this house was OTM. OMG we learned so much so quick. But in talking to the guy and congratulating him in his purchase. We explained that we where interested in any property he may know of. He told us the house across the street was going up for sale due to a rent to own gone bad. We went to the back of the house to look and found the owner. we locked this house up for just 20k. We are advertising and working on renov as I write. ARV around 65k. We expect to have 30k in hand soon. I spoke to a couple yesterday that was interested in owning the old place. I am officially reporting this as Our First Deal. We didn't get it done as a flip or anything in 90 days as that is today. But the info we got from Dean and the inspiration and motivation and more ations. We are greatfull. We have nothing without trying. Thanks Dean,Dave and Belinda
