Hi do u know of a form or contingency that will keep the bank from coming back later and trying to sue a seller for the difference of the loan they owed. Example: if the seller owes 70,000 to the bank and the bank accepts a offer of 30,000. They would still technically owe 40,000. How would I make sure that debt is forgiven with a contract the bank agrees to.

Hey There, Thanks for the feedback on DG Eric, I really appreciate it. Did you do the Webinar last night/Monday night? I really enjoyed it. The first part of it is a bit wordy. He hits everybody's buttons and knows it. I'm fine with that. I know one thing: The more I reach out to other Non DG Investors and some of the people they are students of, the more I appreciate the depth & quality of informations and the training. I really look forward to doin g some of the advanced stuff next year, as i can afford. i don't have my glasses with me and sop I'm going to send this off. Hey Eric, All fine on this end; WOW< I ENDED UP in the world of Multi Family Properties... so much going on; been working for months & months on end to open relationships with Hedge Funds and REITs as primary buyers. It's paying off big time now, as I have, w/partner, unlisted/off market properties, Class A complexes, not all REO's either (which are also not listed) in FRONT of the key player of REITS (Directors of Acquisitions, Senior VPs, Fund Managers, etc.) Two complexes, one 444unit/$11.5m and 245units/$24m are under review with paperwork completed/NCNDs/POFs; the 444unit one "is" an REO and paperwork is being completed for Bank! $355,000 in "fee" to me/my end & in Compensation Agreement! However, close to having (which does include the gross sales numbers above) $319,500,000 in MFP review; total of $4,792,500 in FEES to me! Is this NUTs or what??? This is also no BS! The property above, the $11.5m/444unit place is the least I can make if it's the only one that closes: $115,000. My God, I'd be tickled PINK of my first MFP Closing! But honestly, because I AM NOT SHOT GUNNING PROPERTIES TO BUYERS, rather fulfilling direct and specific criteria to them, and then matching properties selectively threw various other Investor/wholesalers, the combination and results are properties that have a better then 80% chance of "flying" plus these are all 100% CASH DEALS! These funds tend to have - well - a "small fund" has $100,000,000 in cash for acquisition! 5 months worth of work to get this far! As for the rest of my life: I'm In Love with the Love of My Life. It should be easy! The numbers I'm putting out to you above - as you know - are hard for people to relate to who haven't been around this kind or level of commerce before: You have been in banking; I was in Merger & Acquisition in the Silicon Valley. Also I came out of big family money, so I CAN relate to this. But I fear the numbers sound too much like a "rap" or "pie in the sky" to not all, but some of the people around me... And it's not a fast process until a deal hits escrow! Then it flies like the wind.

So I'm in Mariposa, California at the base of Yosemite National Park at the moment. We've been here in a house my lady owns since December & the Holidays. Will get to L.A. shortly I hope with the closing of a smaller property - a land deal in Lake Austin, in Austin, Tx... and hopefully leave by next week. Want to meet a Florida Partner on a Strip Mall deal (which is NOT part of the above deals; amazing isn't it?) in Laguna Beach on Friday the 3rd... Need my Scottsdale Partner to give up some money my way -but need escrow to open before he'll do that; hopefully he will still do it as discussed some time ago! So I'm needing some money personally. But God, it's pretty amazing and it seems about two days pass, then there are two days of amazing deals that are coming my way, then two days pass - or I hit the weekend as we're in now... And the cycle begins a new. I'm just holding on for dear life! Those deals are all closer then I can say to getting to escrow. Days or another week in the case of the first two I mentioned. The paperwork process before a property like these actually get reviewed, gets tied up with all the i's dotted and T's crossed before the Seller will release all the information to the Buyer (the funds) and Proof of Funds ALWAYS HAPPENS at this level... And it is expected by both sides. So this is one of the differences in working with these Complexes & Single Family Homes/Residents...I'm still learning of course, but my God,look at the payoff!

Again, people around me have good, even great hearts, but I'm not sure they really understand what is on the line. Barbara Dachman in Puerto Rico, a very successful woman in another career, is doing what I'm doing; made the transition to MFP & Commercial Properties: Barbara is literally on the verge of lining up the two parties - going to agreement - on a $! Billion Dollar - investment!

Talk about being nuts! The entire DG Community is watching as is Dean. I have been told they are watching me too. But I pale in comparison to Barbara! Well, it's nice to be on the other side of the Looking Glass for once. Now, I'm just staying the course everyday and cooking for my friends to relax me and stay calm.

GOOD TO HEAR FROM YOU. I WAS HOPING THAT MY LADY AND MYSELF would be in a physical position to come up to your neck of the woods by now. It will happen soon enough if we do not get bogged down here. This is a GREAT COMMUNITY! I've been looking forward to getting involved in community affairs too, as my honey is getting involved/or wants to more, into the arts. There's a lot to the personal story, which includes a lot of physical pain she is in due to a life threatening accident back in the early 90's. Once I can help her get out of pain, other aspects of her life will come into greater focus... She's so sweet and talented and wants to be so focused after being held back in Hawaii not having the kind of personal support she deserved, that now she wants to jump the gun! Got to get her out of pain first so she can keep her focus... This is not easy; it's easy to accept the pain as permanent. God, I love her so... We'll see how it all works out in the end! But I know the Real Estate is working out BIG TIME... We'll see if it's happening fast enough to have the positive impact on this new and beautiful relationship I'm in... Time will tell!
