Wholesale NY – I had every excuse not to succeed.

Bankruptcy, lost my home, divorced, bad credit, unemployed, no money, small town and bad hair.

I just collected my first check. This one is for $10,000. Here’s how:

Imagine yourself stuck in the middle of NYC. Imagine also that you not familiar with NYC, you are from “the country” with no clue how to get around the big city. Now imagine that you’ve just been told that you won’t be able to rent the car you need to drive out of the city, to get to the country (approximately a 2 hour drive away). Also imagine that you have only $50 dollars in your pocket. Because it is Sunday, you cannot go to a bank or, have funds transferred to get more money for a car, but; everything is going to be OK – You’re closing on a wholesale deal tomorrow! No calls first few days; then I got one call. They visited the home & loved it. They put up a deposit and we closed a week later. This was NOT a usual buyer; these were owner occupants who had cash.

We're starting to see more non traditional buyers enter the market place. Use Craigslist again!

Coaching Academy

I have been trying to reach someone at the Success Academy for the last three weeks to discuss the program. Unfortunately, nobody has returned my calls, answered my E-mails or responded to my application for further
information.

Can anyone tell me if the program still

A seller so motivated he gave me $1000 to buy his home

I love creative deals. Those are my absolutely favorite.

I just closed a deal where the seller unfortunately lost a ton of money in RE a few years ago. This was his last home. It was already rented and is cashflowing about $350 per month.

I was able to negotiate a 100% seller finance. There was an agent involved I found this on the MLS. I had to pay closing costs and the agent fees which came to about $4500. I actually borrowed $3500 from another investor that I'm paying him back on a monthly note for the next 2 years, and the seller gave me $1000 to buy his house.

Building Business Credit

Some may not agree, But I consider each step a success. I have been following a 16 step path to building business credit. you all know the steps.
1) Get a Business entity
2) Get your EIN #
3) Get a business bank account.
4) A business Address
5) A Sepearate Phone #.
6) Create an On line Presence.

Let me say this, the First 5 were easy. I jsut spent the last 3 days building a simple web site that does nothing more but establish an on line presence.

That is my success.

Now to move along further on the list.

Restored Home

Closed on a home on Nov. 27, 2012 for a price of $4,500. Did restoration at a cost of about $24,000. Sold the properties on contract Jan. 15, 2013, for $58,000 at 8% interest. We are in the process of purchasing the home next to it for $600.00. There are deals out there if you look for them.

A stronger tomorrow

As you get started in RE, as you work to grow and build your business, as you try and fail and try again and fail again, remember.....

"What hurts you today, makes you stronger tomorrow"

I don't mean physically hurts but when you are working hard and offers get rejected - it sometimes hurts! All that you are doing, every rejection, every failure, every "no" that you encounter, is one step closer to success!

We learn and grow and become stronger through our failures and obstacles - be grateful for them! I know that sounds backwards but you will be more understanding and more sympathetic and more compassionate to those who are working hard to succeed and are turning to you for help.

Stay the course - you are stronger than you think!

Rehab in the works

3 weeks ago I purchased a property 40% below FMV when RE agents and other investors were telling me that in our local market - it couldn't be done.

In many areas of the country, markets are changing. Some markets are more competitive than others and can be a little tougher to find deals. Deals are out there. Even in the tough markets, the deals are there. Push forward, keep making offers and continue to work your business - just do more!

We are 2 weeks into the rehab, another 2-3 weeks and we'll have it back on the market. Don't every give up!

Great flip deal

Ok i bought this house 3/1 in ohio back in Jan for 9k and had my guy do the work and stated that we would split the profit when sold. He placed a tenant buyer in place on a lease to own contract which I just mailed. Here's the deal...$600 per month with 2k down. I had them put a $200 pet deposit and a $700 security deposit down as well just in case they move out before they own it. They will pay 600 per month for 6 years which adds up to 43,200. After I pay insurance and taxes I will clear 38k. Not bad on a 9k investment. People do these in your self directed ira and it's tax free for life...That's a real retirement...
