I recently read an article about Richard Montanez. He was the janitor at a Cheetos factory in the 1970’s. There was a batch of Cheetos that didn’t receive the cheese flavoring like normal. He took the flavorless Cheetos home and tried a few different flavorings on them one of which was chili powder. His friends and coworkers loved his new concoction.

After some encouragement and thought he decided to overcome his fears and pitch the idea to the executives at the company. This “janitor” didn’t even own a tie but he spent what little money he had on a suit and tie. He borrowed a book from the library on marketing and formulated a plan. The CEO got wind of the idea and invited Richard to pitch the idea to him personally.

Think and Grow Rich/ message to Mr. Graziosi

I would like to apologize in advance for the length of this post. It will be in two parts. The first will be a message to Mr. Graziosi and the second will be a success story relating to that message. I would also, like to thank all in advance who give this post a read and I hope very much that it finds its way to Mr. Graziosi.

Part 1:

Dont pass up creative deals!!

Just closed on my first Rent To Own deal which started May 1st of 2012.. I purchased the home for $5k down, $600 per month and total purchase price of $65,000. I sold it under option 1 week later to a tenant buyer for $10,000 down, $900 per month and a purchase price of $90,000. There were a few issues with the appraisal and we had to twerk some numbers for the bank but it all worked out great! I had to actually close the deal in June 2013 with the original owner which was a mistake that I made but it was a good lesson learned!

The "Drunk Monkey"

Do you ever encounter the “drunk monkey?” The “drunk monkey” is the little voice that sits on your shoulder telling you to quit and give up. I think we all have it. Here’s the deal…you have to have a reason to keep moving forward. Therefore, I would encourage you to determine why you are doing this. For instance, the reason I keep moving forward is because I want to create a better life for my family. I would imagine the reason you are doing this is for similar reasons. Whatever your reason is keep moving forward. So saddle up and keep the “drunk monkey” in check.

Hiring and Assistant

I have finally taken the step. I've hired an assistant. I found myself running around with my head cut off. Between my businesses, coaching for dean, my family, church responsibilities, friends and such it has just been too much.

I just hired my assistant mickey over the weekend to help me with all those items that don't make me money. She is going to take care of so much for me I already feel the release of pressure. It is an amazing feeling. I'm so excited getting her going and automating things so I can just focus on real estate. OOOOOhhh that will be nice.

I'm so excited for the direction and success. the future looks amazing.

Also i'm going to Lake Powell tomorrow for a week and what is amazing is my business is going to keep running without me.

Our 90-Day Success -- 21 Deals and Counting

Since starting as Dean's students a mere 90 days ago, we have successfully acquired 2 rental properties, 3 parcels of vacant land, 15 tax liens, one property for rehab and flip, which complements our other 3 rentals in MD, FL and CA. These investments have already started to provide positive cash flow from rentals and some of the liens have been collected. We are continuing our adventure, seeking property in FL, MD, CA as well as other areas. This education has made a positive impact on our lives. Looking forward to deal number 22!

Canada?

Anyone here Canadian or have experience in Canada? I live in Calgary and would really appreciate some help. I am new here and just finished the home study Edge. I have allot of questions. I know there is allot of differences between US law and Canada law. If anyone could help out I'd appreciate it. Thanks.

Advanced Education

I want to know the differences in the Success Academy and Insider Elite since both offer Coaching. I've read Dean's books but still feel that I need Guidance. I'm confident that both are Great but for someone that's trying to get started, which one should I invest in FIRST?

Bandit signs are amazing!

Hey everyone. I just wanted to share my success with bandit signs. This past Friday I put out 25 signs in busy areas around me. They were a ghost ad for a 3br2ba. It has been four days and I've received over 40 voicemails. I've returned all the calls and already have 15 solid cash paying investors for my buyers list. I ordered more signs and this weekend I'm going to put them out marketing to sellers to find deals and get my first one done. I hope it works just as well. I'm so stoked over how well its working, I just had to share! Have a great day everyone!
