2013 will offer continued success for RE Investors

2013 will bring it's own to the real estate market. According to Forbes http://www.forbes.com/sites/billconerly/2012/10/08/real-estate-forecast-..., prices will show a slight increase but the interest rates will remain low to continue to boost the market. Bottomline - it will continue to be a great year for Investors.

Do not let negativity or nay sayers affect you! Regardless of the market there are ALWAYS opportunities for Investors to make money. 2013 will continue to be full of opportunities!

Decide it's going to be a great year and get to work! The opportunities are waiting for you!

Got it done! It took a long time, it was a big house with many challenges. In the end there were many projects completed with this FLIP. Its just awesome. I've been involved in many, many deals over the last 4 years of my investing experience. I have been very fortunate to be involved with a few very highly intelligent people.

Almost a Dead Deal

I recently was working on a wholesale deal where I had miscalculated the rehab by about $9,000. After sending three different buyers by the house and getting pretty much the same report from each of them I had a decision to make. I could either exercise my option to back out of the deal or I can find a way to make it work.

Two of the buyers weren't interested due to the amount of work needed on the property (a total of $39,000). I can't say that I blame them. It's a big rehab considering the price of the property ended up only being $42.5k. The final buyer committed to buy the property if I could make up the difference in rehab from what I set asside ($30k) to what was actually needed ($39k). I had to find $9,000.

Celebrate the Small Successes

While coaching Dean's students in the Success Academy I often hear people say "When I'm making 6 figures a year, then I'll be happy" or "When I get to "your" level of investing, knowledge and experience - then I'll be successful".

Success should be measured while finding joy in the journey!

Every Buyer added to your Buyer's list, every 25 offers that you get out, every reic that you attend, every task the you do in working your business and accomplishments that should be recognized.

Every offer that gets accepted, every deal that is completed, every tenant that signs a lease agreement, every rehab that is completed but put on the market are accomplishments that should be recognized.

Signed my first contract

That was cool, I just signed my first contract and didn't even have to put my pants on. I signed it on line. now we wate for the sellers to respond.

Pick up the Phone, Call those Real Estate Agents (Help)

Today is the Monday, the first business day of the week, and the first day of the rest of our lives!
I want to share a small milestone, which to the real experienced and successful investors is probably minute, and to real beginners, a major accomplishment. I’m somewhere in the middle.
I adopted and modified Matt’s Agent script (from Dean’s book: 30 Days to Real Estate Cash) to fit my style a bit, typed it and printed it to read it (conversationally) while on the phone.

Ok, a duplex,arv 91000, asking price 55000,rehab 10000,and I just put in a verble offer of 30000 with a 60 day contract and my realtor thinks the sellers will take it. And she just put me onto another duplex the owners want to unload. wish me luck.
