Just closed today on a homerun deal. This deal was as follows: The sellers were rehabbers who bought the house from the bank,rehabbed it,and put it up for sale. 2 bd fully remodeled,NEEDING NO WORK. The numbers went like this> $85,000 value,and my partner Jay brought me the deal,and said Louie you bring us a buyer,and we will split a small assignment of $2000. Small deal, but my buyer got it for $51,000. He was happy,and we closed this afternoon. I just said to myself hey $2000 assignment for me making one call is worth it. I'm on a roll doing at least 1 deal a month. AGAIN, THE KEY IS NEVERRRRRRRRR GIVE UP,AND MARKETING,MARKETING,MARKETING IS THE KEY TO THIS BUSINESS !! NOW GO MAKE ALL YOUR DREAMS COME TRUE AND CRUSH IT. LOL

Foreclosure Help
October 1st, 2012 | posted by propertycircleHelp! Someone came to me that heard that we are Real Estate Investors. She said that her husband (whom she will be divorcing) has not paid the mortgage for a few years and is going in foreclosure. Her name appears on the house, so her credit will be the one affected & not her soon to be ex-husband and they've owned the house for about 25 years. Here's the thing...she must have refinanced over & over because she owes $305,000 & the zestimate is only $220,000, although I know that in that area of town we could get much more, not $305,000 though. I know Dean has talked about how he has helped people in this situation. Dean, are you out there??? Please help!! I really feel like I could help her if I knew how to finangle the numbers right.

On the other hand HTML5 is Universal. ( HTML5 may not be the correct or latest,..please understand the spirit of the request,..not each & every word / letter.)

Spam Advertisements

I just wanted to note the increasing amount of spam advertisement forum postings that are occurring on this site. Every time I come here, I see at least one or two, sometimes three, spam advertisements in the "Active forum topics" section of the top-right side of the page. I click on each one and flag as offensive, with the category as other and the message body describing it as a spam advertisement having nothing to do with real estate...just to get them removed fairly quickly.

There were losing the house to a tax sale. Owned free n clear no mortgage. They were losing the house for just 15,000 in back taxes. House needed just $20,000 in repairs. You ready? House valued at 180,000. Picked it up for 63,000 from seller,with my buyer paying me a 10,000 assignment fee. I'm so psyched. We closed today. This stuff really works,when you dont give up. Red Underlines in composing messages - Tech Tip
May 23rd, 2012 | posted by Mark KYou may have noticed that while composing messages, comments and replies on dg.com that some words are underlined in red.
As most of you realize, this usually signifies that the word is incorrectly spelled. Not always, but usually.
But, did you know if you right-click on the underlined word, that the first few choices in the context menu that pops up are spelling replacements? Click on the one you were trying to spell correctly and it will be automatically replaced for you.
This only works for Windows users as far as I know.
For you Apple users, if you know how to do this, please chime in!
