Where Should I Invest?

I would like to know what city and state DG members invest in and why? I would really appreciate it if you could answer this question. It will help me know where i should move to next since I'm in the military and I would like to choose an affordable destination for investing. In my opinion I chose these states to pick from (not the specific city since I'm not from there) because the median price range is low so it gives a good open window for me to start in. Here are the following states I chose:

Alabama
Arkansas
Georgia
Illinois
Indiana
Kansas
Kentucky
Oklahoma
Texas
Wisconsin

So please write the city and state you would prefer to invest in and why. Does not have to be from the above choices, but atleast from somewhere you would suggest and why. Thank you very much...

Wholesaling/Assigning Contracts

I'm sure that I'm jumping the gun and should just get through all of the books that I am reading, but as an excited newbie I have a few questions about assigning contracts:

1. When you lock up a property and assign the contract does the seller pay a commission on the original contract price or the assigned price?

2. Does the final Settlement sheet show the original contract price or the assigned price? This could affect the seller's capital gains tax and the cost basis for the investor buying the property through the assignment.

3. How do we as REI's get paid? Do we get a certified check directly from the assignee at settlement or does the assigned price go on the HUD-1 with an expense line to me (the REI) in which case we would get a check from the title company.

what to say when a buyer calls

Hey DG family I have decided on what to put on my business cards. I am gettin them ordered today. I also plan to put out flyers that advertise "For Sale By Owner. 4 bed, 2 bath, Great location!" I have heard of many people using this advertisement to build there buyers list even though they don't have a house at the current time. What do you guys usually say when someone calls and you don't have the house?

i'm a new investor in maine and all i want to be is a successful real estate investor, financially i don't have many options, so helping someone sell their home and creating equity from it is the only way i have to starting as an investor, i don't know about other states but i'm getting alot of comical comments from this approach, and it seems people are bothered by signing contracts to allow someone who isn't the buyer,to sell their home, i've been going at this non stop, but it seems i'm going to need some help from other investors in the same fields

Double Closings!!

ok so here is my status. Im in the success acadamy working toward getting my first deal done. Found a private money investor who is willing to do a short term loan. I have another private money investor who is willing to help me out with about 63k for now but im sure he has more funds than that. This opens up my funds to do a quick close of about $200k if I needed that much. That should give me more leverage. So this is exciting! I haven't quite gotten my business cards done. I know this sounds silly but I am having a hard time figuring out what my business name should be. Can anyone point me in a direction to get ideas??
