When a buyer calls and you don't have the house, turn the call around. Such as take control of the conversation to see exactly what the buyers needs are. Make sure you have paper and pen to write down every single thing you can. Then, in a conversational tone ask the buyer to repeat all that you have written to reinforce that you have been listening. After they give you the information you need. Such as the price they can afford, what their FICO score is, and what kind of home they are looking for in terms of amenties. Tell them that you will get back to them as soon as possible. THEN hightail out of your home or get on the phone until you find what the buyer wants with renewed vigor. The key is to not ever be untruthful and that is why you must take control of the conversation. If not, the buyer will push the envelope and force you to put up or shut up. To build a buyers list go to Search and enter and put in BUYERS LIST and hit ENTER and there will be many HELPFUL Suggestions. Flyers are good but you want to start advertising for Sellers with your Flyers and start posting Bandit signs in your local area Saying LOCAL INVESTOR LOOKING FOR HOUSES or We Can Sell Your House and use a local Number if possible for contact info and when they start calling and they will!! have a sheet of paper ready and ask Questions, Like I said if you have any Questions go to the Search and Enter box and if its not there or does not answer your question we are ALL HERE TO HELP!!
