How much would a murder/suicide drop a homes value?

Ok, here is a fun first deal.

I am interested in purchasing a 4/2 house with a pool in San Diego, in a great neighborhood. Turns out in 2001 there was a murder/suicide in the house..

Since the murder, a kid purchased the house and beat it up for the last few years.. and then was foreclosed on.

Last year an investor picked it up for 80k under market value, put a little work in it and put the house back up for sale.

The house has been sitting vacant for about a year now, and he has dropped the price three times. Our seller is now offering owner financing as well. Every person that comes in to purchase the house runs away from it when they hear about the murder.

Hello DG family!

I have a really nice buy and hold property under contract, will cashflow nicely. I've attached an informational sheet on it; I'm using this to wholesale it to a buy and hold investor, but I'd really love to keep this one myself. I am looking for a JV partner for 25% of the deal and a private money lender for this one. I have several exit strategies and different methods of handling this.

Its a 4/3 1800sq ft on a 5900 sq ft lot. Cosmetic fixer only. If I do the work, it will take about $4500 in fix up; if I hire it out about 6500-7K. My contract is for $95K; ARV is $135K. Cashflow is over $1000/mo!!!! So, you can see why I want to keep this.

Hello DG Family,

Ok so we just recently closed deal number 4. Its not very impressive but it was the quickest I ever made $500 ($250 cause I split with partner.)

I am the go to person for some people I partner with and we had a property under contract. When it was accepted that is when I went to go take a look at the property. I took photos, video and sent them back over. All of us together blasted it out to our buyers. We had it sold in 3 days: ) We had it under contract for $6,500 and sold it for $8000. Not to bad for 20 mins. : )

I have done many wholesale deals over the past years making 5k to 10k and one time I got a wholesale fee of 12k on a deal. But I did this deal a little different and it resulted in a check for 25k!!!

I had a 5 unit building that I was able to negotiate down to 135k. That's a huge discount considering this property only needed about 40k in rehab and had the potential rental income of $5,500 per month. So instead of simply wholesaling the deal I found a partner who had the cash to purchase and rehab the deal. I allowed him to take title to the property since it was his cash and I simply put a $25,000 note and mortgage on the property to protect my interest in the property.

Lease with option to purchase advice!!

I am about to close on a property on 15th. This is a bank REO, ARV is about 90k , got it for 65k. Needs some repairs - carpet, paint, water heater etc., I have couple of other properties that have renters in them. For this property (ranch home 3br/2bath,1050sqft) I would like to structure a lease with option to purchase as I think that would be more profitable than just renting it out. The rents in the area are $850, how do I structure the deal for maximum profit?

What I am thinking is -

Option fee - $5000
Rent - $950 ($100 credit towards their downpayment)
Purchase price - 90k

Please advice.
