April 2nd, 2012 | posted by TomAndJeriToday, we just closed on our second Quadplex! This baby is second and located Next to another Quad we closed early this year. Both were REOs and bought them for 50% off market value. We paid $20K per quad. We almost own the whole block with the two Quadplexes and large parking area. Another great piece of investment. We are rehabbing this one and look forward to $400 / month / unit. Very exciting on what's going on, and indeed this is our chance to get real estate for pennies on a dollar.

April 1st, 2012 | posted by Donna DooWe just received our biggest payday to date! Over the past few years I have been writing about our Ohio house. It has been our biggest project. We didn't put this deal in our company we kept it to ourselves.
Dan and I rehabbed it by ourselves. Then put a tenant buyer in the home. 15 months later it has closed!!!!!!!!!!!!!!!!!! Woo Hooooo!!
Our PML is paid off! Dan and I received a check for $37584.22 This is such a finacial relief!
WE didn't believe our TB would ever close. Dan and I helped her along and we got it done.
Our contract withour PML ended in January. We got a 6 month extention and helped our TB find financing. It was financed as a refi not a purchase. So we are still carrying a second on the house

It's hard to find another activity that can produce such amazing profit! I believe in real estate and I know that if you put the time into it anyone can do this.

Condemned offer
March 30th, 2012 | posted by femailceoI am now working on a home that is condemned. The seller wants it off her hands. She feels the city is ready to take it over and she will have to pay to have it torn down, etc. She begged me to take it off her hands. Sounds like I can get it for just $500.00 dollars. Several boarded up homes, but some better homes on the block. Has may be a complete tear down. Valued at 39,000, but seen a value as low as just under 10,000. Any advice? Should I bite or run like ...........

I did the 'silly boys flips are for girls' because I'm still considering getting one of those window stickers to put on my truck just to swing by the next REI club meeting. Since I'm the only girl there and a while back several of these older, wiser REI (bhhaahaha) said "Go home sweetie you wouldn't make it in this business 6 months!" I said "watch me!" (so remark was only a plug for a little self gratification! - lol)
So anyway, a few DG'ers already heard about this from another place I posted. (so sorry for duplication) but decided to post here as well.
Just deposited a check for $11,270.
March 26th, 2012 | posted by michaelmanghamGot the check in the mail Saturday. Wrote an offering check to my church for $1100 and deposited the check this morning. $11,270 and I am still an equity partner in the deal!!!!
This was the acquisition fee from my private money partner on a major flip that we are partnering on. I am using my self directed IRA to fund part of the deal and am expecting to make 125% return on that part of the deal. Merrel/Lynch eat your heart out!! Should make another $40,000 in cash from the management part of the deal!!
REI just keeps getting better and better. Working on a three house deal from a tired landlord. Should have it under contract today. Have several buyers lined up. Will net $50,000 on this one if all goes well!

March 26th, 2012 | posted by Zion PropertiesWell, this deal was not the deal of the century or a huge deal in the least bit. BUT, it is a way to make money in real estate!
Someone I know required a referral for a good loan person for a traditional loan. I recommended someone I have personally worked with and was paid $250 when they closed. I did nothing else but give a number of someone I already used to somebody else.
While this isn't the largest deal, it sure was easy. The best part, I didn't even know I was going to get paid for it until the end. People appreciate referrals!
It is CERTAIN we will SUCCEED!
