$600 in 30 minutes. From bandit sign!!

Just a quick note on a very quick deal. Well it actually took 90 days to close but my part took 30 minutes.

Got a call off a bandit sign. Very nice person, also very upside down. Handed him over to my short sale team.

Deal closed on Friday. Got a $600 check.

It is not a heck of a lot of money but I will take $600 for 30 minutes work all day long. Had I not had many options when this guy called, if I only looked at each deal as a wholesale I would have said good bye and lost the $600!!!

Let the DEAL speak to you as to what option to take when trying to make money. Leads are precious! Some will not work at all, but some will. Maybe a Lease with option or a subject to. Maybe a good wholesale deal if you are lucky! Maybe a short sale (most are these days)

I have a killer deal locked up for anyone that's interested! This is an absolute steal and the only reason I'm not keeping it for myself is that I could not come up with the funding. I'm asking $115K and the ARV is $165K - $170K, with under $2K in repairs (a few rugs, some fresh paint).

My name is William. I am from Miami, FL. I have a friend who owns a house in Frisco, Texas but is desperate to get rid of it. He currently has it leased on a month-to-month basis but really just wants out immediately. There is a deal to be made here but since I am out of state I would like some guidance on rules and regulations as far as assignments/double closings and also usage of proper contracts. First Deal Help

I was contacted by a seller with a house in NJ, that is valued on Zillow for $194,900. They just dropped the price on the listing by $10k to $165K. The house is gutted down the to studs. I have no idea what I should offer them for this home. It sold in 05 for $240k, and the home was built in 1930. If anyone could please help me out with this, I would appreciate it! I know you are supposed to offer them 65% of ARV, which would bring it to $126k, but with all the rehab work, I'm not sure what to do. HELP!!

I am about to go make my first offer after talking to a buyer several times. Have a little more leg work to make sure of just what I want to offer. Hoping to offer low to mid 30K on a house around 68k. Checking on comps today for sure, because houses have a wide range on just one street as it is in a small town. Need better info.

Wow! 10 Properties Under Contract

We had a landlord call and said that they were tired of being landlords. When I asked where her property was located, she promptly told me she has 10 rental properties. 9 Houses and one 4plex. 6 in Lee's Summit, Mo. and 3 Houses and the 4Plex is in Independence, MO.
She supplied the rent amounts and mortgages balances when asked and I did a drive by her properties.
Meet the landlords at one of their properties as well.
We have locked all ten properties up and now are going to wholesale them to an individual investor or investors.

I've been having some issues with starting out wholesaling. I have all the basic knowledge about how the process works, but it is the little parts that concern me. For instance, once I locate and evaluate a property as a good deal and present an offer to the homeowner whats the next step? Of course this is assuming the offer is accepted. lol.
