someone called me and asked if I would like to buy a note from him at a large discount. He owner financed house to someone? I am not sure what to do< any help please> I only know that buying notes at a large discount is good, but don't know how to proceed??? Scratching head! :? Puzzled Puzzled

How i turn my taxes check to aquire 2 properties!

I used my taxes check and purchase 2 properties:
One duplex with 3 beds and 1.5 baths each, and a Fourplex with 1 bed and 1 bath each one.
I sign closing documentation for one on May 17 and the other on May 24.
I just received an offer for the fourplex for $8,500.00 and waiting for an offer for the duplex for $5,999.00
If you use a little cash, imagination, persiting and no matter what others say, you will come with a deal!
This are my first two, and i am working now with a partners/investor and we are closing 4 more properties and will start rehabing one.

Deal or no Deal

I am trying to figure out today the best step for me. I am working on several properties, but just not quite sure how to land them. Seems I may need more help to get a deal done. Not sure whether to feel totally overwhelmed or excited that I may have a first deal. Seems I need to know the paperwork better. For that I need to shell out more more for a lawyer. Hmmm.

I know this stuff works but when you actually do it and it works omgosh!!
Searching through some ads I found a townhouse that a
gentleman had for sale that he started to rehab and
wanted to sell for $19,000.00. I called honestly hoping he
was a landlord thinking I could pick up someone to
add to my buyers list. During our phone conversation he told me that
he just lost interest and had enough rental income coming in
that he wanted to sell. So truly in my head bells and whistles went
off I heard one of the speakers from the edge event (sorry I don't
remember who) about packaged deals. I thanked him for his time and
told him I would get back with him. I did a little research and found

70 Rental Property Portfolio - Help

Is there a no money down technique to acquire a 70-property portfolio? It is being listed by a business broker.

Here's the quick facts:

Appraised value as of Mar. 1st: $3,928,000
Listed at: $2,500,000 (36% equity or 64% below market value) It was listed at 3.3 Mil
Mostly SFR/ a few land contracts

Gross Rent: $31,660 a month
(It is 70% rented out. Add another $10,000/month gross rent if fully rented.)

Located in Indianapolis and Anderson,IN and Toledo,Ohio.

A property manager is also in place.

As I've done some property tax research, I've found that the portfolio is owned by 2 llc's in Utah, quite aways away. I've also found that some if not all the properties have back taxes or at least some penalty taxes on them. I haven't looked up all the properties yet.

Can I make a deal out of this

A lady keeps calling me to buy her house, she is motivated. She says she is months behind on payments. Not sure the amount. She says the home needs a new roof. It is a 3/1 bath 1128sq ft. home. She owes little more than 60K and the house is only worth 48K. So she is upside down on the home.

So can I do anything for her? When I asked her today if I paid cash today what would she take, she could not answer, but said she knows she won't get more than the home is worth. She said an re agent told her that a long time ago

So can she take less than she owes, this would not be good for her. She would be better to file for bankruptcy, right? Still much for me to learn in REI. Thanks for any help. Tammy

running the numbers

I'm having trouble running the numbers as this has been a thone in my heel and is one of the things that's holding me back whats the best way to go about this and then present this to an investor.

While everyone was at the EDGE having fun and getting motivated I was working RE hard. Put together two awesome deals here in Colorado. While my teams across the nation are making multiple offers!!

1. 6 Townhouses that are 80% complete. Developer went broke. Got this bank owned property under contract for $1,650,000. This property is in the LODO district of down town Denver. Can see Coors field from the roof top decks! I have 2 contracts on my desk as we speak for my full asking price of $1,790,000. Waiting on 2 more possible offers before I sign one of them. One offer may be coming in from a fellow DGer!
These properties have an ARV of $3,300,000. They need $500,000 to complete construction. The dry double close will take place before the end of May.
