I'm switching my focus onto my other direction of wholesaling and making my full service wholesaling better. I'm having a difficult time turning deals away. My assistant just brought me another mobile home deal that she needs me to finance. It is a good deal, no rehab and is ready to go. The price is right. I love doing these deals, but I'm ready to make the switch.

My deals I'm wholesaling is what I need right now and I only want to focus on that. I'm finding that if I spend time focusing on multiple things i'm feel like i'm not reaching my full potential.

Sorry for not posting this earlier but after struggling with fear and doubting myself for 2 years, I finally closed my first deal and profit $2,500! Thanks to the Success Academy and the DG family I managed to wholesale in North California.

I was at the last day of the time frame for the Earnest Money, since I did not count with the $5K that was required to move on, but I persisted on finding a buyer and finally one of my buyers said YES.

I got it under contract on 9/12/13 for $424K and assigned it to my buyer for $426,500 which closed on 10/08/13. The property had an ARV of $560K.

It has been a busy Summer as Fall comes into the Midwest like a lion this week. Temps went from 60's to 20's......Brrrrrr Cold!

As we get out there and look for deals, we are finding more than we can handle. It has been awesome to partner up with several other people to do deals.

We are getting more deals than we can handle at this point, so if you are looking for a deal and have cash, there is plenty for everyone. There are great deals for buy, fix and flips as well as buy and hold rentals.

Hi DG family,

I take 6 weeks off in the summer for my kids. Then taxes, then a few things came up and I took another week off for reflection. While I was away on vacation I saw an auction, ran the numbers and went for the fun of it. Determined my highest price upfront. Well, I won that auction. Partnered with another person who brings 100% of the purchase and rehab monies. I'm doing the work and get 50% of the profits. Here are the details

PP: $182k plus auction fees of $9100
Repairs:$25k
ARV:$365k

This is pretty much a home run. . Pretty good vacation find.

Had some issues with the title company but got it closed.

5 Bedroom 2 Bathroom House Must Sell For Cash $295,000

I am in the process of closing on a property in the Bronx, NY. It is a 5/2 house. It needs repairs.It located in a nice neighborhood, close to schools and public transportation.

A 2-Unit building came up for sale next to another rental property that I currently owned, so kept an eye on and based on the market waited unitl it was on the market for a while before approaching.

After doing the math on the Income/Expenses and looking at financing at %5, the monthly cash flow was around $350, so I had my agent submit an offer. $94K with $4k toward closing, 10% owner financing at 5% ballooning after 5 years, and $8K submitted to buyer after closing for misc. repairs.

I like to find property owners who want to make an additonal profit by taking a little risk with me as a builder. I found an owner of a nice lot in Draper, UT and presented him with an opportunity to participate in a spec house on his property for 50% of the profit. His land was paid for free and clear and I said he would need to put the property up and suboardinate it to a construction loan to build a house on his property for resale. I offered him a fair market price for his property plus 50% of the profit from the sale of the house. He agreed and I obtained a construction loan for the cost of the building. Since the property was paid for and became part of the partnership, the bank had no problem making the loan.

My first Lease Option Deal Made $31,000!!!!

Just closed on my first Rent To Own deal which started May 1st of 2012.. I purchased the home for $5k down, $600 per month and total purchase price of $65,000. I sold it under option 1 week later to a tenant buyer for $10,000 down, $900 per month and a purchase price of $90,000. There were a few issues with the appraisal and we had to twerk some numbers for the bank but it all worked out great! I had to actually close the deal in June 2013 with the original owner which was a mistake that I made but it was a good lesson learned!
