#1 For 2014 ~ Turnkey 4-Pack Co-wholesale Nets $7.5K!!!

This is a deal that I started on in mid October. One of my buyers contacted me and said he had an “order” to fill for 100+ turnkey properties, and told me to start looking. This guy is actually a wholesaler that has a pretty exclusive buyers list…a former appraiser whose dad was a realtor. He knows a lot of the right people and has since began to mentor me.

Of course, I got right on it and posted ads on CL. I was contacted by a seller (again…the absentee tired landlord) that had 4 rentals she wanted to sell for $80K. They weren’t bad, but she was renting them well below market rates. Even so, the gross return was still over 32%!

Starting off the new year right, first deal ever! $15k to me expecting to close this week!

Just got a $5500 Assignment check today!

Had a house two blocks from the beach, 1/2 block from a great park with a lake and two blocks from the central area of Shag Dancing Capital of the World! (google it)

ARV on house is $195k
Repairs $15k to however elaborate you want to finish.

I got it under contract for $130k, planning to target someone wanting to use it for their own vacation house. Turned it fast for $135,500. Buyer made a 12 hour round trip today just for this property. Another female investor!!!

I get my check when buyer signs the Assignment Agreement. I will take everything to my atty tmw morning to start escrow.

Highly Excited Student !

I'm working on my first deal ! And I'm highly excited about it. My wife and I just finished our first One on One with Dawn Erling. She is great! An excellent teacher. Patient and willing to go slow until we understand and get what she is teaching us. She showed us how to find a good Realtor. We looked at 3 houses yesterday 2 of which we are evaluating and doing the numbers on, so we may put in an offer on one or both! Our one on one mentor, Dawn, really put the last pieces of the puzzle together for me and now I see the whole picture. I'm ready to go. I'm off and running. Look out Real Estate world, here I come !!!

25 to 1!! First deal of 2014!! $7,000.00

Our first deal of 2014 went under contract today! MLS listed property that we acquired using the 25 to 1 system. I got an accepted offer on December 31st for $245,000. 81.5 % of ARV minus repairs. We assigned the contract today for $252,000. Closes January 10th. $7,000.00 to us.
ARV is $350,000
Rehab/remodel is $40,000
83.5% of ARV minus rehab is what my buyer paid.

We got another MLS listed property under contract this morning. Will be sending it out to my buyers list tomorrow. 25 to 1 works!!

The numbers on this one are:
Our buy price $409,000. 83% of ARV minus repairs.
Rehab/repairs needed $50,000
ARV $550,000
Will ask for $10,000 assignment fee
Buy price to my buyer $419,000.
Buyer will pay 85.5% of ARV minus rehab costs.

First I would like to thank Dean Graziosi and his successful students for providing some of the best education out there and making the weekly videos that kept giving me wisdom,hope and certainty that Dean's education works. Also I would like to thank all of the DG family for keeping me motivated with your success stories and being there for me when I had questions or needed advice. Dean has changed my life, its been a long journey, 4 years exactly since the first time I saw dean on TV and decided to order his book. The reason it took me four years is because I kept getting off track or letting life eat me back up but I never gave up completely. I made a decision last year that I was never going to quit or get off track and give it 100% of effort, well it paid off.

#13, 14 & 15….What A Close Out for 2013!….My Biggest Month Yet!!!

Yeah, I know; it’s been a minute since I last posted. Think it was sometime in June, after my 8th deal. I closed 1 more that month, with 1 each in July, August & September. Two were co-wholesale deals and the others were bandit sign leads....one of those a JV. Fees were split on all but the last in September.

I know that I should be more active in posting, and sharing my experiences. Think it would help keep me motivated so I that might not let up. Seems I took my foot off the pedal and had a drought of 2 ½ months!

Just closed my first Wholesale deal just in time for Christmas!!!!!

Today I closed on my first wholesale deal! I made $1500 and gained a whole lot of experience.

This was a HUD and while we first thought we could do a dry double close we found out that was not the case. So we filed an addendum adding the end buyers to the contract. All of this had to be approved by the closing company and the HUD asset manager.

Now I will file a Quit Claim Deed with the county and the house is all the end buyers. By the time it gets squared away with the county it will probably be completely rehabbed. I wouldn't recommend this route if you don't know the end buyers well, but in this case it worked out.

My 2nd L/O buyer closes 48k to me at closing

The day after Thanksgiving was much more than a super shopping day, it was a closing for a property I have owned since 2010. Got the property from someone I met at a party, and put a tenant buyer in there right away. It was cashflowing a little over 500/mo. They exercised their option and purchased the property. It closed on November 29 and the funds were wired into my bank account last week. The total was over 48k! Win
win!
