$5000 Assignment Fee!

Motivated Seller signed up on my sellers website: mdhomeacquisitions.com. Tired landlord! Had a clean townhouse that they owed $75,000 on. I offered $85,000
and they accepted. Assigned the contract for $5,000.
Buyers total price $90,000 plus closing costs.
Property needs $5,000 for rental fix or $12,500 to make it really nice and retail it. ARV is $140,000 or will rent for $1450.

Took the two contracts to my title company, closing Monday the 16th.

I have maybe 2 hours into this deal. This will be my third closing in December, looking to close at least two more before 2014.

First Deal Done! Ramona CA!! Yahooo!!!!

We made an extra $2500 for christmas this year by mailing vacant properties. We hand wrote 93 letters and received 16 responses.

Our 8th call was a lady who wanted 250k for her property. I told her on the first call that "while I understand why you would want that much for the house, we were probably too far apart" I continued "We are investing in properties and in order to make something like this work, I would be in the 150k range.

I followed up with her, and she had some much lower offers on the house .. 123 as the highest, and she decided that 150k would do. (this was before I even saw the house!)

Turns out our Realtor had a client, they desperately wanted to get their listing but was having trouble getting 1 acre of land in Ramona.. and our call was on 1 acre!

4 Plex with No Money Down

I recently came across a four plex tht had been on the market for nearly a year. Just after that the listing went into an expired status.

I took an chance and called the owner directly. There is about $8,000 in deferred maintenance in each unit. However, all of the tenants have been there at least 3 years and want to stay. the owner simply wanted out.

The owner gave me a 10 year note amortized for 30 years. I have walked away with nearly $600 a month cash flow. All of this and nothing down. The deals are there. Just go find them.

$15k to me at closing not a dime of my own money!

I closed on a house at the beginning of November using private money, then turned around and got a mortgage on it and a check for 15k. Here is the deal. Contacted by a party who had a nice house that they lost in a bankruptcy/foreclosure back in 2010. By some miracle they were able to negotiate with the bank (local bank) to stay in the property and continue making payments. The problem was the bank was charging them 5k a month in payments, putting 3250 on principle/interest and the rest was "rent" He could no longer afford those payments so we struck a deal that I would buy the property from the bank and sell back to them on a contract for deed. House appraised for $365k and they owed 154K they also owed property taxes, and some other stuff in arrears.

Assistance completing a tax lien foreclosure

Hi: I am in the process of foreclosing on an empty property in Syracuse NY. I got there via a tax lien. I need to find some local help in Syracuse, perhaps a broker, inspector, a fellow investor or anyone who can help me assess the condition of the property, as well as determine the potential value of the home. I appreciate any leads.

Quick! I need POF but don't have a co. name...Help!

I've made an offer on a property but they want POF. How do I go about doing this? And can I use POF in a wholesale deal? What if I'm just using my name on the contract?

First came the strategy of NETWORKING! Met this guy while advertising my properties on Craigs List. He called me and we talked briefly about what we each do in Real Estate. We met for coffee and he asked if I thought I could help him sell a property he was to busy to fix/flip. I said of course! I got it under contract for him in 48 hours.

Turns out this guy is a flipper and a developer that does 6 to 8 properties a MONTH and has several major developments in the pipeline at all times.

I now wholesale ALL of his overflow. Sold 12 of his properties in the last 10 months. A pretty good source of deals.

Proof of Funds possible first deal

I have been in contact with a seller in NY after several phone calls he likes the deal but will not assign the contract until I provide proof of funds being new I don't know my next move. Should I look for cash buyers who can provide this for me? , and does this situation always go hand in hand Thanks Rich

Bulk deal in San Diego - Condos?

I have an opportunity to get 1% rental properties in San Diego, but I have to purchase 7 of them for 1.3 million.

this off market seller (we found by mailing) called yesterday. My wife and I havent closed a deal yet, but this is the first "hot" opportunity we have come across via mail campaign.

An investor holds these condos(he purchased cash) and would like to move to a larger Industrial deal that he just found.

Right now the units (condo's) are fully rented for 121k per year in 92115 zip code.

It is my understanding that purchasing a rental unit that produces 1% in rental income of the purchase price is a good deal.

I am not sure I have a buyer for this one yet, but I am looking now. Any thoughts, ideas, are appreciated.
