needed around $35k In rehab, Locked it up for $146,500 Sold it to one of my Big buyers for $171,500 in 6hrs Smiling And The seller threw in a 74 Stingray Corvette for another $1k That was in the Garage! When I made my 1st offer for $141,500 He declined it ,wanted closer to $150k, So I offered him $146,500 & The Stingray "He Accepted" Smiling

I finally closed my first deal!!

I finally closed my first buy and hold deal. I was fortunate to be able to partner with a group of investors in my area and work out a partnership that will allow me to potentially make 20%+ on my money invested.

I can't wait to go out and do it all again!!

Three closings in seven days! Three different sources!

First closing was off our pre foreclosure marketing campaign. It was a short short. We handed off the lead to our short sale team and they did the rest. Closed yesterday (Friday) We did not even go to closing! We made $1784. This happened due to our PRE FORECLOSURE MARKETING CAMPAIGN. 45 minutes invested.

We have a closing on Monday the 23rd that we locked up in August. One of my buyers wanted to get rid of a property they no longer wanted. She called me and asked if I could wholesale it for her. We did and will make $6000. This happened due to NETWORKING. 1 hour invested.

A i just had to tell you !! just dropped off a 100 dollar bill to my mom ?? why ?? just because she told me about a property and i locked it up last mnth,showed it multiple times .....built a 15 plus rent to own buyers list off it and in the process of sandwiching it to a buyer !!
I told my family and friends that if they found me a house and i contracted it or sold one to someone they referred that i would give them one hundred dollars !!! i think they were not believing me till i dropped the 100 off and she was sooo excited,she didnt want to take it but with what i told her i was going to makeon it in the end , she gave in Smiling) my brother then said WOW i am going to get on this and find you something and i do know some people who are looking for a rent to own !!

OMG! Bypassed THREE!!! of my MAJOR goals and didn't even KNOW it! THANKS for helping me get there DEAN!!!

Doing the financials is something I used to do regularly, but since things have gone crazy with the real estate, I've kind of neglected them. Actually, I HATE doing taxes. DESPISE them. Just getting everything ready for them is about as enjoyable as taking a bath in acid. Cool And I have been working the REI business hard since last September and have been HORRIBLE at keeping up my books. (I know, I really need a bookkeeper but am afraid of the whole embezzlement thing (excuse... found one now Eye-wink ) And I found out today that I have surpassed a couple of my goals. Time to make new ones!

It's been awhile since I posted my deals but this one is special because my son Justin partnered with me !!! This is how exactly how it went !!
1- placed bandit signs out at strategic locations ... Such as the entrance and exit of Walmart !! Yellow with big black sharpie , 18* 24 size sign that says....I BUY HOUSES ANY COND. ###_###_###
Wait for calls .... MANY MANY calls come in.... Document ALL callers and ALL info on lead sheets. Ask
1. Their name 2. Ask where they found your # so you can track your marketing to see what area signs r working the best 3. The property address 4) how many bedrooms/ baths and approx sq footage... Note : you will need this to do your comps to find out the ARV
5) size lot, garage? Basement? One/ 2 story ?

Feeling Nostalgic

I am again advertising my first bank-owned property we bought after joining the DG program a few years ago. This property was mentioned in our DG take me away video. We purchased with a credit line, did the rehab, and then refinanced and got all of our money invested back-Plus $5000. We then received a $5000 option from our first tenant buyers. This property has been cash-flowing ever since and now it is available again.

Julie and I have come a long way and have done many, many deals since the purchase of this property. Its just a great reminder to look at where we started and how far we have come. We are still growing and learning. Success to All
