There is a FSBO who contacted me about selling her triplex in Southern New Jersey (Camden County) She's asking for $236k. Monthly income about $2775. Expenses about $783.30. Recent repairs (exterior paint, updated present fire code alarm for state of nJ) no other repairs needed

Apt A: 2Bedrooms; 1 bath ($1150)
Apt B: 2Bedrooms; 1 bath ($950)
Apt C: 1 bedroom; 1 bath ($675)

I don't have a realtor who can perform comps however I used Dean Grasiozi's "Total View" and the comps come much lower than her asking price $178,200. Now I don't know where to began, I've still in the midst of generating a buyers list however I contacted maybe two investors one declined and answer still pending from the other investor. I'm looking for assistance and possibly a buyer.

I have been working on a deal since early December. Went back and forth with the owner for over a month. Finally got the property under contract late January and have been trying to flip it ever since. I am just now getting it sold, will close sometime next week:)! The potential profit went from $10-15k to now $3k. I know something is better than nothing and I am so glad to be done with this deal (if only you knew what all this deal entailed!). If I had the capital, I definately would have bought it myself, because I know it would make a great return.

I posted this elsewhere but did not get any responses... but I think this is where it needed to be.

I am supposed to be looking at a house selling for $41,500. Owner is settling his mother's estate. He has made some improvements and describes it as move in ready. I asked what the lowest price he would accept for cash and quick closing and he stated $41,500. He said he had others looking at it but no deals yet. He said rent goes about $625/mo around there. Zillow estimates $45,000 and totalview estimate is $47997.

I just partnered with my brother and bought a really nice 3/2/2 in a subburb of Houston. It's a foreclosure that needs little ($5,000) rehab. We are going to pay cash for it $54,000 and then rent for $1200mth. So we each get $600mth! Now, go ask your boss if you can have a $600 a month raise and see what he says! I'm so excited to be getting back in to Real Estate after so long. I joined the DG family back in Sep '09 and there's so many deals out there it is rediculous! I wanted to buy another, using financing this time but my hubby said I can only do 1 at a time! I'm thinking about wholesaling but still afraid to make that move but I think there are a lot of those deals out there also. I"M SO HAPPY!!!!!
