First Contract SIGNED! Birmingham, AL Help!!!

O.k. I'm still kinda new here.
I just got my first accepted and SIGNED contract!

I live in Tuscumbia, AL but the house is 2 hours away
in Birmingham, AL.

I found this house on kijiji.

I am trying to move this house asap (who isn't)
I have spoken with an investor in that area and
she is going to gather info on what she can offer, but
she said that she will contact me back in a week or so.

The investor that I am getting this houde from lives in Colorado and he needs to sell asap because he is
so far away.

Investors/Buyers/Team Up Needed

I had an offer from a seller, sounds like a very good deal:
He had 12 Single Family Houses, some are with tenants. Market Value range from $30k to $50k each.
Also, 43 City-Urban Parcels. Most of the parcels have 2-3 lots each. Market Value range from 8k to 10k, each.
He's asking $50k for all!!!
One of the houses comes with Oil rights! Not much earnings, but, hey its a killer deal.
We can easily sell the houses $6k each and parcels for $1k each: $115k sale, profit of 65k! at least.
He had Title on each property, not Deeds, Titles!

Lease option

Well we finally finished our 2 lease option deals.
1) I was contacted by a tired landlord after she had spoke to other investors who said they couldn't help her out with you house. What she had was a 2 bedroom house that she is upside down in. What I ended up doing was getting a finders fee, $1000.00 for my trouble. The deal is very skinny so I figure it was a win win if we did it that way. So I found a tenant buyer for her, helped them both with the paper work and deal done!
The owner got 4k down and the balance of what she owns for the house in 5 years and the tenant buyer got to purchase a home. All is good and everyone is happy. The seller couldn't thank me enough. That feels really good for me. Karma Smiling

Another Short Sale Closes Friday! $4,500

We don't do short sales ourselves! We come across hundreds of unlisted short sale leads every month however. We actively chase pre foreclosure leads daily, looking for ones with enough equity to constitute a deal. When we contact people that are unlisted and upside down on their mortgage we simply ask if our short sale specialist can call them and go over their options. We supply these unlisted leads to our short sale specialist. He does everything else! He pays us 25% of his net profit at closing.
We are set to collect $4500 Friday. I would give the exact details of the deal but I don't know the exact details!! All's we did was supply the lead. What they negotiated with the lender I have no idea! What they sold it for, I have no idea!! Makes me laugh!!

I have the deal, money will follow?

I have the deal I've been looking for. The numbers look really good, 11% CAP. I have the L/O buyer. The realtor says my offer will not be accepted without funding in place. I will not be eligible for a conventional loan with 20% down as the realtor seems to want. We're taught find the deal, money will follow.....I don't want to lose this one.

Unique way to find vacant house owner

I was recently reading a few books on real estate and come across a very unique way to find a owner of a vacant house.I am not sure what book it was but I do remember what to do.THIS is just a different thinking way of finding the owner if all other resources fail you.

you may def find the owner fast and or build your buyers list in the process !!

Jim's Deals Done

This is my first deal and how it all happened.

After learning about this great opportunity from Deans books, some of his training material, and a wealth of information from this site I took action on just what I learned and here is what happened.

Deal #3 Closed On to our 4th and 5th.

Hello DG Family,

As of Friday we have officially closed our 3rd deal. The home was an REO we had put an offer on. The agent went back and forth with us but we stuck to our number. It was finally accepted.

Upon acceptance we already had an end buyer in mind and had everything set to go. Our closing on paper was for the 25th of this month but we set the closing for the 11th.

I had arranged for a simultaneousness closing with the title company and they negotiated with the bank and all parties agreed. This was great because this meant we didn't have to use transactional funding.

We had the property inspected, 4 contractors, and had the utilities turned on. 2 days before closing the inspector spooked my end buyer so they decided not to get the property.
