You Will Not Believe the Deal I am Working On

This week I am working on finding a buyer for one of the most exclusive hotels in the country/world. It takes a high end buyer for this kind of deal, 100M and these deals go quick. Once the word spreads about the property being available, it will be gone. We even have a few buyers lined up right now.
Anyone who has anything to do with the hospitality industry will want in on this deal.
It takes 5M escrow deposit and non binding contract just to get all the info about the building.
Pretty cool deal. I am not taking the steering wheel on the deal, just helping with it.

Going to try and make this short and sweet and let you read for yourself what is going on here.

I locked up a brick 3/2 on a corner lot, fenced in a nice subdivision. The house is solid, no trade work is needed. It does need the carpets cleaned and paint and if you really wanted to go crazy you could update the kitchen but It Is NOT Necessary. The buyer could buy this throw a very minimal amount of money in it to "clean it up" and rent it almost immediately or put more into it with the updating and get closer to retail.

potential first deal

hi,i am ready to do an assignment on a sfh i found.its an fsbo i found online.listed as sfh 3 bed unfinished basement.looked at assesor.it was assesed as a two bedroom.finished third bedroom in the basement.assesors est.132,000.what will this new third bedroom do for the value.my offer was 65.her counter was 120.my counter 85.her 115.i belive we will settle around 100.the house is 30 years old hew heating,roof,1 acre land.the lady is moving from me.to mesa az.and wants me to find her a home to buy there.can you please educate me on the next steps and how to make this work for me while taking care of her,thanks,billy

***{3 FSBO homes No Investors}***HELP

Hi fellow Dean Students,

I am having a problem try to find Investors for these properties yet not under contract but could be only if I had investors line up from wall to wall lol. The three{3} great home are all 5bed/ 4bath also in a very nice area. I have read both books and reading forums like this one. But both books gives me tips and not details. Sorry but I explain it like: my mother sends me to the store for some milk. However, she didn't say which store, how much it was going to cost, and what date to check for on the milk.

What % should I go for when talking with the sellers on what I am doing so I can profit?
What do I really need to do or how do i get investors to bite?
Somebody please explain in details the things you have done to get your first deal close?

Under appraised! What the heck?

Hi guys,
My first deal is finally filled with a tenant/buyer. I’m doing a Lease Option to Buy. I went to get it re-financed to pull my HELOC cash back out so I can go do it again. I didn’t have to do a lot to it. My mortgage broker told me the appraisers are being very conservative in their appraisals especially if the house was bought cheap. Well, the appraiser came way under what it should have been. He didn’t even get close to the county appraisal. The broker told me to get all my receipts together and my lease contract and anything else I put into it to show the appraiser when he came. He was very impressed with the house so I thought we were going to come in close to what I was expecting. Now I’m short around 10K to paying my HELOC back.

Ebay real estate.......

Hi, I have a question. I'm new to this site, and very interested in getting into real estate. I've been looking through Ebay for a while now, and notice alot of distressed homes for sale/bid, anywhere from $2000 to $50,000 and of course more. I am aware that most are in very bad condition and not in the safest locations. However, I got my eye on a few. Especially a 2 family in PA that is being rented right now for $600 each apt. This particular home is selling for $15,000 and doesn't look in that bad of shape. My credit is pretty bad right now, and I don't have much money to throw down (living in NY you need good credit or a big pocket) which is why I'm asking about ebay. I was just wondering if anybody had any experiences with real estate from that site?

If you have not done a deal yet try this...
#1 find a for sale by owner

#2 talk extensively and listen to find their MAGIC BUTTONS

#3 ask for a lease option or subject to or seller financing..................keep looking until you find this MOTIVATED fsbo ORRRRR find a vacant house with the owner of this vacant house and proceed to #2

#3 ask the owner what they need for a down payment...ex 1000 and mnthly pymnts ex 300 per mnth and sale price ex.40,000
