Commercial property off interstate

45 in Texas right in the middle of Dallas and Houston. I have found a man that has 8 acres of land w/two restaurants right on the exit off of I-45. The property is completely paid for and he is selling it for around $250,000. This sounds like a great deal to me if I can move it. This property would make a great gas station, restaurant or hotel. I was wondering from anyone on here, what info do I need to know specifically to a commercial property? Also, how can I market this thing to a corporation like Loves, McDonalds, etc? FINALLY!!!!. deal 20 is locked.I want to stress how important it is to find deals where there is an empty lot or added lot with a sfhome or barn with acreage! This is just ADDED $$$$$ that u can CREATE! !!! .I negotiated a home from a seller on a land contract that was one of my prior deals.I sold the home on a sandwich lease or sub.I only sold the house and garage .
I kept the vacant land next door so I could seperate and sell.I sat on the land for mnths because I was possibly going to put a couple mobile homes on it or build but realized I could put it for sale and snag two birds with one stone . I PUT A FOR SALE BY OWNER SIGN on it and got MANY CALLS ......I also got a call from the buyer ofvthe house that borders it.THEY WANTED IT!!!!

A Working Deal - Any thought/suggestions appreciated

O.k. guys want your opinions (good/bad and ugly - lol) and/or any suggestions you may have. I've been mind-storming to develop several options to take on this deal.

Scenario: Lead off ad drew me a 'don't wanter' (non-listed). The seller owns this property free and clear and was their primary residence but also have two (2) other homes in the $150k-180k range (may have something on those two as well - to follow)

I am so excited, I can't sleep. REI makes me so passionate! Sticking out tongue I have a seller. I have the buyer FOR the particular property the seller has. Seller is giving up on the home; wants NOTHING to do with it. Doesn't even want to short sale it!

So, I thought of something Dean told us about at the EDGE. I'm going to pursue the NPN (non performing note). She's in default. The loan is about $200K. I'm going to offer $20-50K and try to negotiate with the noteholder. But, I have so many questions because I haven't done this before!!! The ARV is 160K, it needs about 25K in work. I plan to sell it for $100-120K if all goes well.

My First Remote Deal is Taking Off!

YaaaHOOOOOeeeee! DG Fam - It's happening! I've been busy building my Cleveland Power Team since I returned from the Edge flying on super-premium fuel. Today I got my first offer accepted there! Happy Dance insert goes here......Smiling
Briefly - asking price 30K, a short sale (from which I usually stay away). Minimal rehab - maybe 1-4K. Decent family neighborhood. Exit strategy - lease option tenant for $800-900/mo. What!!! That's ridiculous ROI. (roughly 30%) Offered 25,300 and they took it. You know what that means? I offered too much, but I'm not going to fret about it.
And I have found a bank to do no season refis, have a private money investor for part of it, and am setting up a self directed IRA for the next one.
Woooohoooooo.
