JUST LOCKED A DEAL!

Today, we locked a Duplex with a Garage Apartment for $28K. Cash Flow $1100.00 / mo. I dont believe we can beat this one in the neighborhood. It is next to a park. Hopefully, we can build a power team, property manager, etc so we can Wholesale the deal to another cash investor. Hope we can assign this property quickly for some $$.

Since The Edge event, we've been dedicating a good time to build Buyer's List. Our list is increasing day by day. But recently, we received an email from a local wholeseller who forgot to blind copy all the addresses, so guess what?? we got tons of emails of people investing in the area. Investor and Seller

I am excited. I took a step and contacted FSBO and linked him with a potential buyer. I also faxed my Bird Dog Agreement to the buyer and asked that he fax back to me and I will submit the Sellers info and property address. I did all of this with the Seller involved. Now I wait.

how can i overcome this obstacle ???

Getting Calls from My Website Like Never Before!

I recently set up a website with Vista Print that has my phone ringing off the hook.

I've had websites for years but never got the responses I desired until now.

My site is ranked at the very top of my local market.

In fact, I just received another call this morning from a gentlemen who found my site with a property he wants to sell.

The ARV is $249K and he own's it "FREE & CLEAR" in Chesterfield Mo, one of the best cities to live near St. Louis.

He has just moved his Mother In-Law to a nursing home and has no need for the property.

Crazy week! Closing 3 deals in a week

It gets so exciting when you find properties and they are all closing in the same week timeframe, using OPM and personal funds from other investments. Just after the Edge Event, we are implementing other techniques, such as wholeselling, lease option, and continuing with our seller financing. The last few days, we've been focused on building our BUYERs list for our wholeselling. Also, we posted free ads on craigslist to fing lease option prospects. It is amazing but people responded to our ads. Craigslist is a great source to find motivated sellers!

Probate Deal

I stopped to look at this FSBO property in May 2010. I called the # on the sign, talked to the oldest son who is the executor. Told him I'd like to meet and see the house. To my suprise he could be there in 20 minutes.
He arrived and told me the story of his Mother had died in the house and it has been vacant for over 2yrs.

Property free and clear. Needs $35k in repairs.
Comps $165k

Using the offer formula Dean explains in his books, I made an offer. He said he would have to talk to his brother and sister to see if they would agree to accept.
