Everything Wrong With this one!

My first deal started when I posted an add on craigslist although skeptical it would do anything this first time. I began working on my business cards and Signs and creating a LinkedIn account and of course the "Realtor search" diligently working on each task a little each day.

Sharing Properties for newbies and others

I would like to know if anyone of the newbies, or others would like to partner up and list your houses on my site. I think this would help to get us all more exposure. If anyone sees a problem with this please let me know. I think that we can decide individually how we want to share. For example someone may only want to list their house on my site, but share no profit with me. They win by getting more exposure for their property, and I win by showing I have x amount of properties available. We could also work out arrangements where we both market and share deals, perhaps I being a money partner for instance. PM me for site and other information please.

How to Structure Offers for Bank Owned Properties

Hello,
I'm fairly new here. 1 1/2 months old. I'm wondering if anyone is mainly focusing on doing deals without an agent. I've been working on and on to find an agent, but to avail. Anyway I know there are many ways to do wholesaling. I would like to know for those of you who are focusing on bank owned properties without an agent, is there an ideal way to write up or submit your offers?
I'd love to learn to submit my own offers and negotiate with the banks in a way that would make them sit up and take notice. I dont' have an LLC now, so how can I learn to submit an offer that a bank (in San Diego) would consider. I here San Diego is a tough market and the bankers aren't budging for the small investor.

My first deal $4,700.70 check to me today!

Deal is done!! This one was in San Diego. Was a short sale. Family friend. They were so emotionally drained from the loss of two rental properties that they just wanted this gone. I told them I could sell it for them. I was still learning how to work the SD market and on this one worked with an agent I met at one of the local investor clubs (SDCIA).

Purchase price - $250k
Rehab $30k
ARV $350-380k

In this deal she split 50/50 her commission with me. I had the property, she had the cash investor. The house is near a major university here, SDSU. Perfect rental! Her buyer is doing the rehab within 3 weeks (they do on a regular basis) and then selling to buy/hold investor. I will also get 25% of the commission on the second deal. If I find the buyer then commission will increase.

$600 House are u Kidding me?

I had a lady contact me on one of my Graig's List ads. She had a home for sale for $8,800 It was in Flint Michigan. We got to talking then she lowers the price to 5K then down to $4,100 I got the address and ran it thu Zillow. Whats crazy is some of the nearby homes are going for $2700, $3500 and one was $600 and it didnt look to bad.The 4K house this lady was selling of course looked much nicer. She said it wud only take about $3500 in repairs Which I translate to be $10-$20,000 and it wud rent for $500-$550 If anybody is interested in doing something with this just PM me, the price now is $4,100 and Im sure it will drop more. Historical House zoned commercial

So I am working with a seller who has several historical houses for sale. I did a little research and found out he owns 8 properties in this one county alone. Right now we are working to purchase 3. And also open to assigning it as well.

$2200 in 28 Day's Again!

Much to say here, but I will keep it brief after initially posting the details and losing it all during the preview.

Received a phone call from a motivated seller on Jul 21st who found my website that was paying a mortgage on a vacant house for her sister who is in a nursing home.

The ARV is around $100K with 20K in repairs.

Due to the caller's busy travel schedule we wound up meeting the first time around the end of July. I made an initial verbal offer of around $35K that was rejected. I then left an offer on a sticky note for $46,500. She decided she wanted to entertain other offers that were coming in. Well I received a call a wk or so later stating that she would accept my offer of $46,500 which included a nice pool table.
