RBBP FIRST DEAL CLOSED for $5706.70 Net Profit!!!

I just closed my very first deal today (Tue) for $5,706.70 net profit!!! It took me 2.5 months, since I bought RBBP on August 1st. And I had a few last-minute surprises but everything worked out in the end. Man, this stuff works! Only if you work though Eye-wink

Just to let you know what happened, my realtor listed this 2-br/2-ba townhouse in a nice neighborhood for $89,900. The ARV is about $125k, so I made an offer for $66,300 with EM of $500 and got it accepted and approved by the bank (it's a short sale). While pending the approval, we stumbled upon a cash buyer who's a contractor, who was also very interested in this property. So I decided to flip it to him through double closing. We had some back and forth and we ended up with $77,500!

Does anyone happen to have a letter to be sent to potential cash buyers found on FMLS. I searched but could not see any. I put something together but I am not happy with it and afraid I won't even get a response. Please help.

Update from 2 North Coasts...

Seattle and Cleveland, that is - my 2 "North Coast" markets. I promised at the Edge to let you all know what happened to the rehab Sherri Carlson coached me on. Well, it did take awhile - 4 months on the market, and in retrospect, that's not so bad in today's economy. We started the listing at 337K, too high, lowered it to 329K, still it sat there. I kept hearing Matt Larsen say "a house overpriced by 5% will not sell - and when it does, it will sell for less than you would have gotten had you priced it right to begin with!" Ugh! So marked it down to 299K. Within 3 days, I had 3 offers over asking price! Two at 310K and one at 315K. All preapproved and not asking for closing costs - yahoo!

Hello DG family,
I want to let you know that birdogging works! I had bought a home from a seller, who had many more homes and they casually asked if I know any investors in a certain area, please let me know about them. So, I introduced another fellow DGer to the seller. A few weeks later I got a check for $500; and then a week later another for $1025 from the seller! AND, another was put in the mail and will be in my mail box this week for $825 and one for $725 next week!

ALL I DID WAS INTRODUCE THE PARTIES! Nothing else. So, if you STILL think you can't make money in this business without money, think again. It is 100% possible. Now I can add 'birddogging' to my list of investing experience. Smiling

Offer on a Beach house

A realtor gave me listings of distress properties around my area, but Im still new to this real estate business, so when I make offers do I make a written offer or a verbal one? My realtor dont want to work with me because im to young, so I im going to have to start making offers on my own. Its a multifamily (2 Units) that's priced at 85,000. I ran comps on Zillow and the houses that were sold (within 30-90 days) that were similar to the house I want to buy sold for around 220,000. I dont have nothing to lose so im just going to make my offer anyway praying that the seller accepts. If the seller does have enough equity in the house then im going to wholesale it. When I use the formula, what should my ARV be? Should it be the priced in the lower 200,000 or the upper 200,000s?

I just want to say I love being a family member of DG. I can not believe all the amazing support and help we provide each other here. Ok now to the money talk. So I put out a bandit sign that cost me less then 90 cents to make. Got a FSBO and locked up a amazing Deal with 26k in instant equity then did a IEE and walking away from closing this month with a check for 3500.

Then I just located up a house that has 95k in instant equity in it this week, before the other closed. So Dean and everyone, I love ya and soon I will be having Gerald help me out. I can not wait, Very very soon. So everyone just do it Smiling
