I got this Lock up with a great price in a Hot Neighborhood. This time is from a Post Card that I sent and when I check the address, the property has a Tax Lien of about $1,500. The owner is in Califoria and i'm in Maryland. He sounds very motivated and would ask his Son In Law to show me the property.

We agreed to a certain price that I can make some decent profit because buyers in that area are lined up. Since the owner wants everything on mail (postal) I mailed him the Contract last Thursday, April 22. So, to make the long story short, I talk to him on the phone, asking him if I could get the keys to his property so I can put inside the Lock Box,

BANDIT SIGNS

I just Lock Up another deal today for $22,500 and i'm selling it for $32,500 with an ARV of 120K and a rehab cost of 20K to 30K.

The owner called me last week and ask if I could come over to see her property because they want to move somewhere in the state. I then ask her were she found my number and told me that she saw my Bandit Sign on the ground fallen from were it used to hang. She tried to kick it out of her way and when it fliped, she saw the sign "SELL YOUR HOUSE TODAY" and that's how it all started. Blessings to all. LA

Making my first offer, its a mid construction and a DOUZY!

Well, Here I go jumping off of a cliff! The strongest team members I have are in construction, and so I have found a house in a nearby hilltop city. The builder ran out of funds. Here sits this beautiful half finished house, and I'm preparing my offer. Here is the juicy info. Its a DOUZY of a first deal! If I can do this I will have NO FEAR of doing ANYTHING in RE! Laughing out loud

Need advice on my first lease option.

Ok I have found some buyers and my main buyer has 25k to put down as an option and can afford $1300-1400 per month she would like a 4 bedroom. I also have an investor I have partnered with that can pay cash. So my thought was and please give me any advice and encouragement as possible back to my deal my thought was I would send her with my agent to look at houses which would be foreclosures, have her pick at least 5 out she likes. Then I would have my partner buy it for around $100k then sell it to her as a lease option for $160k with $25k option payment and $1300 month for 3yrs with a $100 rent credit.

Rent-$1300 mnth
Total profit $60k/2= $30k each

When I look back I really wonder if fear didn't play a big part, But thinks to the success acamady holding me accountable look what has got accomplished in 10 months, It did take a lot of work to find what would work in my area' But it has payed off. I do own 17 homes to date and the most amazing thing about this i had bad credit, no job and just filed bankruptcy.

1st. deal

hello, everyone "ROCKIN RONNY HERE" I LANDED MY 1ST. DEAL. 4 MONTHS LATER, IT FELL INTO MY LAP. A WONDERFUL LADY HAD A PROPERTY, SHE COULDN'T HANDLE ANYMORE. SO I JUST ASKED WHAT SHE NEEDED, WELL, I FIXED HER PAIN. DEAN WAS RIGHT, PERSEVERE AND BE PATIENCE, "ASK AND YOU SHALL RECEIVE". GOD WORKS IN OTHER PEOPLE, I DO KNOW THAT, NOW. I CAN'T QUOTE SCRIPTURES YET,BUT I NEED TO LET YOU KNOW THAT THIS WAS HIM. 1: PAID BACK TAXES. $114.62. 2: SIGNED CONTRACT. 3: $ 275 A MONTH FOR 6 YEARS. RENTER ALREADY IN HOME. 4: PAYS $350 A MONTH TO ME. I PAY LADY $275, PUT $75 POSITIVE CASH IN pocket a month. Land contract with a lease option to renter and I will put ad in to resell property in a month. The lady thought that was a super Idea. Of course,all that has to be in the agreement.

Deal Is Almost Done

So as a lot of you know who have been keeping up on my last post I have been trying to get a deal done for my personal house. I had an offer in on a short sale and was working on an older lady to sell me her house...

Well talked with her tonight. Went over to her daughters house where she is staying now b/c she is in a wheel chair and sat there and just talked to her for about an hour...

The details:
Property was built in 1958 and hasn't been updated since then. Majorly needs updated but is very liveable. Has new roof, windows, furnace, and kitchen cabinets.

The bad: Of course it needs updating, like the bathroom, electrical panel, carpet, and paint. The major thing is it has a foundation problem and I can't get a loan on this property until that is fixed.

Finally Closed First Deal since Joining the Academy

Finally closed on a foreclosure property this past Friday morning with no money down and walked away from closing with a check for $7900.00 to utilize for fixing up the property.

Very exciting and spent the entire weekend over at the house working with contractors getting the place ready for our "Target" open house next Sunday....

Little aggressive time frame, but we are trying to take advantage of the first time home buyers credit that ends at the end of April!
