My First Lease/Option

I'm putting together my first lease/option deal and I have a couple of questions. (1) Does the seller continue to pay property taxes and insurance of the property untl the option is exercised? (2) Should the lease/option paperwork and P&S be executed together and put into escrow or the lease/option doc done now and the P&S executed once the option is exercised.

after completing 5 deals in one yr dean promised to refund all the money payed for the success academy.
when i first put the $$$$ on my credit card i was scared and could not sleep that night.after making a goal of doing the 5 deals in 1 yr AND meeting dean graziosi i have accomplished one and have my foot in the door for THE LIVE EDGE EVENT 2010 to meet dean!!!!!

My first flip and I need some feedback

First, let me tell you about my first flip. After months of reading and studying about real estate, I decided to jump in and buy a bank owned home since they were everywhere where I live. I looked into all the options of using hard money loans, but had a little family money and decided since that had NO interest to pay back, I would jump in feet first and pay cash. I bought a 2bd/1ba home for only $35K after weeks of putting in offers. It was in pretty bad shape and I had a great time fixing it up. 2 months later it was on the market and like a lot of first time flippers, I spent more than expected. (I am proud of how it looks, though) When I added it all up, I spent $22K in repairs. WOW! Now I'm a little nervous.

i have a home under contract for 48k estimated vaule 71k i wanted to to know the best and fastes way to market the home to make a little profit. I dont have a big enough buyers list yet.

I assigned a 4/1 SFR rehab to a buyer on the 25th!
Purchased for 32K, Sold contract for a Fee of 4K! It's not millions but there is more here than meets the eye. This buyer is local and has a lot of connections! I was looking for a fee of 8K or 5K minumum but I did what I had to as Sully would say, to "get'er done"!! (I wonder where he's been?)

It's a great feeling! I had a lot of interest in this house but it only made sense to sell the contract to someone I can benefit from in more ways than just selling to an end buyer, right? I don't have a closing date yet but it will be before April 30th!

Could be my first real deal

3 Br 2 Ba brick 2300 sq ft, built in 1944, sits on three city lots in Mt Pleasant TX close to town, stores and schools, appraisal value is around 78,500. I have a tenant buyer on hand that got to view the property with me and they liked it. House has been empty for a year now and was previously on the market before and did not sell. I think an investor owns it now as the current owner has never seen the property since it was bought and wants to sell. Needs some work since it has no central heat or air so would have to have this installed, maybe new carpet and wiring for the central heat and air but would come below the appraised value. Asking price is 47,500 and I am going to offer 30,000 since the house has been empty so long and see what I come up with.

After 11 months...

Hello everyone. April next month, will be my 1st year and this morning, I finally got my First Ever Contract accepted and signed by the seller. I believe that if you only work like crazy, consistently with Burning desire and passion, ignoring all the negatives and naysayers around you will achieve whatever there is that needs to be achieved.

Almost Made Our 1st Deal...Didnt because of BAD AREA

Wow, we almost made our 1st deal in the state of Connecticut. We have been working on this deal for about a week now, we got this amazing deal from our Realtor out there. I had ask him if the property was in a good area and he replied: "Oh yes Jason some crime, but not to get up and leave" I believed him and continue on with our conversation. The bank had it listed for $64,900 with a FMV of 108K selling it as-is it needed some updated & cosmetics but overall it was a good looking home. Few days later before we can make an offer the bank reduces it to 44,900 (20k off) its listed price. We were pumped up and thought about what would dean do, he would LOW BALL THE HECK OUT OF IT. So we offed 32k the bank counter with 44k and then we came back with 34K they accepted.

My offer was accepted!

After being outbid on several properties working with a "regular" realtor - nice girl, but doesn't understand what I need - I found the PERFECT realtor. He specializes in REO homes, and has the contacts to know what numbers will get the deals done. Within 2 weeks of meeting him, I now have a 3/1 house under contract in a nice suburb south of Chicago. Paid $57K cash by using my home equity line of credit, cashing in on some 0% credit card deals (from having very good credit scores) and having a good friend agree to come in for $10K for the rehab. The realtor has all the contacts I need, and can arrange for crews he knows to do the rehab quickly to get it back on the market for the spring. The work in mainly cosmetic.
