Hey DG family, I'm have a question about giving rent credits to a lease option tenant. I know the Don frank act took place at the beginning of this year and permits sellers from giving rent credits to lease option tenants from what I heard. Well, I have an lease option deal I have under contract and looking to put a lease option tenant in it but a couple of people who call to ask questions regarding my ad on Craigslist, they ask me if any money from the rent goes to the purchase price and I say no because of the new law that kicked in. Me telling them no have made potential tenant buyers turn the deal down. I had one lady who had the option fee ready to give me but her attorney told her if I'm not offering rent credits for her not to take the deal.

Does anyone know any good and honest private lenders? Do they require a fee up front? If so, why? What should I expect from them?
