I have found that the owner shown on the real property database (with State)) does not necessarily show the current owner. For instance, I had been trying to contact an owner that was listed on real property database and I contacted them via facebook, but never received a response. I passed the property again only to find that now there was a notice on the door indicating the property had been abandoned. I called the number and found that the property had been foreclosed on. Another property I located now had a an auction sign on it.
Are there any specific steps that I should take in my property research that will allow me to get the most current owner information initially if there has been a recent change that is not yet showing up in the real property database?
I also created an account to obtain land records, but I have to figure out how to understand the system first to get a clear understanding of the understanding the deeds and documents that are coming up.

Check the county(or township) property appraiser. Usually on their website; it will show the currant owner's name & address because of sending the tax bills.
Check the county website. That is the quickest, most effective way to find the current owners I believe. Go to google and type in '(Your county) property appraiser' then search your property by address and that should bring up the current owners info and address.
