Make a Change

Have you found yourself in a situation where you just are not happy with your work? Do you feel controlled and underappreciated by someone that you feel has very little genuine concern for what you do? Do you feel manipulated like a child?

Make a change! Get serious about financially changing your life. Most people on this site are entrepreneurs at heart. They want to be in control of their own finances and time. In fact, I would venture to say that most on this site will not be happy until they do meet these two goals.

It will take work. For a time you may be working a job and doing real estate. It will pay off. You will meet your goal. Keep at it with a clear end and goal in mind.

NON-DISCLOSURE STATES

Howdy DG Family and Friends
It would seem Texas is a non-disclosure state i am currently doing the 30 days to Real Estate Cash and i have been informed that the buyers list can't be gotten thru the Real Estate agent. Look ya'll my first road bump does anyone out there have a alternate means of jumpin over this little hump. Any assistance or thoughts would be greatly appreciated.
Thanks Bo

New Year and Investor's (Buyer's) List

Let's start the New Year off right with a strong Investor's (Buyer's) List.

I am going to take the next few days and talk to all of you out there who are new and are still feeling confused. I am going to start at the beginning and walk you thru the process. This is not meant to offend anyone. It is simply that I have learned that many do better as they repeat new ideas and concepts. All that I will write about you have probably heard before. If it is too repetitive, move on. This should be seen as a review and an opportunity to strengthen concepts in you mind.

6 elements to RE Success

Here are the 6 elements:

1) Finding Deals - Not just finding property.
2) Evaluation - Three parts to evaluating deals:
a. Circumstance - identifying the needs and motivation level of the seller.
b. Condition - doing a property inspection.
c. Profitability - calculating how much money can be made and deciding how to make it.
3) Offers & Contracts - Contracts that protect you; presentation skill to get it accepted.
4) Financing - Two areas deal with financing:
a. Finding flexible and usable lenders.
b. Creative financing techniques.
5) Exit Strategies - Understanding the higher and better use principle.
6) Find a Need and Fill It - The crown jewel of investing fundamentals.

Feel free to ask any questions on these elements to get more in depth information.

When The Buyer Cant Agree

What do you do when the buyer wont agree to your 3% finders fee but only wants to pay 1% and wants the seller to pay the other2%? I dont want to keep going back and forth about this and lose out on the deal. Im thinking, if the money comes from the buyer anyway, what difference does is make if the buyer pays the 1% or the full 3%?
