I sometimes feel that this is all useless information, until I speak to that student who is telling me it can’t be done. There’s no buyers, no properties. I’ve tried everything. Then I remember how useful and powerful this is, if we choose to apply it.

March 26th, 2013 | posted by femailceoI am reading a great book by a lawyer Garrett Sutton called: start your own corporation, why the rich own their own companies and everyone else works for them. It goes in depth about LLC formation and assets protection as well as using Nevada and Wyoming entities to correctly structure your business. It also talks about land trusts and it seems that these are not a good idea. Newbies will want to read this book.

Boomerang are returning to the market.

A Boomerang buyer refers to someone that lost their home in a foreclosure and has been able to get their credit back in good enough shape to buy a property again. Typically it is a 3 year wait after a short sale or forclosure that a FHA loan could help someone get into a home agian. Over the next couple years they are expecting to see a lot more Boomerang buyers.

AC Condenser Coils
March 26th, 2013 | posted by cmitchellI get asked the question all the time: How can you tell if the AC Condenser Coil, that sits outside is bad? The best way to determine if the coil is bad is to do a visual inspection and if you can run the AC than do so. After 10 min of running the AC, the air should be cool to the touch.
What to look for; Damaged fins reduce airflow and heat transfer, adversely affecting system performance, comfort and costs. Corroded fins are common, particularly on older units. The implications of a corroded coil are the same as those of a dirty or damaged coil.
Your looking for a dirty coil or damaged fins. You can shine a flashlight through the coil to make sure it is not plugged up.

How to find CASH BUYERS
March 22nd, 2013 | posted by AaronDI have tried bandit signs and they DO WORK. But what has worked WONDERS for me was calling the "FOR RENT" ads in your local paper. Here is what you say...
Tell them that you have a PROBLEM and wondered if they might be interested in helping you.
Mention that you are a RE investor here in town and lately you've gotten more deals than you can handle on your own, and rather than back out of a really good deal, you thought you'd call some local landlords or people with rental property and see if they'd be interested in a good deal.
Emphasize that you want somebody, anybody! to get a good deal rather than backing out of the contract and letting it go. Most of these folks are more than happy to get a good deal AND help you in the process!
