I recently sold a property that I rehabbed. I know how to run numbers, I knew what I needed to sell it for to get what I wanted out of it. People (agents, partners, etc) are always going to give you their "advice" on what you should sell your property for. I was walking through my property after it was finished and I thought about Matt Larson's technique about pricing yourself below the competition for a quick sale. I ran through numbers again and worked with my agent for a few minutes to check out the competition. I priced my home $5000 below the competition (as Matt suggested). I listed it last Friday, got an offer on Sunday (offers are still coming in), I accepted one of them (full price offer) this morning! Done and done. Next.

Could I have priced it higher? yes

great app for your iphone

Has anyone tried this app yet? Homesnap app lets you snap a picture of an available property and get information instantly- rough value range, MLS listings, etc. So far, info is available for 90 million homes. Just wondering if anyone has tried it yet?

A Lot of Noise About Mortgage Reform, But Little Changing

The housing and mortgage crisis that began in earnest in 2007 resulted in massive foreclosures and the failure and conservatorship of the mortgage giants Fannie Mae and Freddie Mac. Taxpayers have bailed them out, and it appears there may be more funds necessary to keep them solvent while policy-makers discuss how to deal with the situation.

I'm addicted, but don't take me to rehab!

It was a cold April night in Chicago. No leaves on the trees, salt stains on every car, and the only thing you could hear was the wind. And that's when it hit me, I was addicted. I couldn't get off this website!

I've seen this community grow since late 2007 into something phenomenal. If you are anything like I was in 2007, you are hesitant to buy anything that you aren't sure is going to work. To tell you the honest truth, it won't work if you don't believe it will work! What I mean is it only works if YOU DO the work!

Dean is offering anyone to get a FREE copy of his latest book, and if you are sitting there thinking you can't afford the time to read a 156 page book, then in reality you can't afford NOT to read it.

Comparable Properties

I am putting together comparable properties and I'm looking for a form that I used to use as a realtor where you can list the 3 properties and then there were blanks for the square footage etc, almost everything on the mls to get a true valuation, included fields for type of heating, age of roof, etc.

Does anyone know where I could find a cma/cmv form like that (or even a different one)?

Determining the Depreciation

Hi all,

how do you folks determine the depreciation estimate when figuring out the numbers for a deal?
