I just posted this on someone's thread but thought it was important enough to make it a thread of it's own.

Every single one of us who are doing this were very afraid also! Anyone who tells you that they weren't is not telling you the truth.

Most of us have put up our signs or posted ads and then not answered the phones when they ring. Or we are so afraid to call back. Or we actually throw up out the car door before we get to an appointment. Or just quit, telling ourselves it doesn't work, when the truth is the fear just takes over.

You have to want it stronger than the fear. REALLY, REALLY want it! And almost always, every single step you push through, you shake your silly head and say, "Really? That's all it was? That was nothing!"

I did do a search looking for relevant info regarding HUD homes and did not find what I was looking for. If there is a thread somewhere please direct me and I will go there. As I have not found it I thought I would start one here and hope that coaches and investors experienced with the purchase and resale of these homes will post here.

I have agents sending me listings for homes priced below a certain value. I have come to learn that many of these are HUD homes.

It is my understanding that in purchasing these homes there is the stipulation that I reside in these homes for a period of 60-90 days before I can resell. As my strategy with purchasing these homes is to Lease Option them my questions are these:

I have a lot of respect for title companies. I have found them to be very reliable through the years. They do a great job of getting the papers ready for closing and getting needed research done. The requirements for a title company are very strict in most states. Because of that there are very few errors committed by title companies.

Most title companies will not rush a deal just to make people happy. They know and understand the need to get things right. Remember this the next time someone blames the title company. Remember, they are simply protecting all involved.

Have you found yourself in a situation where you just are not happy with your work? Do you feel controlled and underappreciated by someone that you feel has very little genuine concern for what you do? Do you feel manipulated like a child?

Make a change! Get serious about financially changing your life. Most people on this site are entrepreneurs at heart. They want to be in control of their own finances and time. In fact, I would venture to say that most on this site will not be happy until they do meet these two goals.

It will take work. For a time you may be working a job and doing real estate. It will pay off. You will meet your goal. Keep at it with a clear end and goal in mind.

As we approach Thanksgiving in the United States, it seems apropos that we should take a few moments to reflect on the things that we are thankful for. Reflection allows us the opportunity to remember everything that we have, and what we accomplished. It has been said that life is about the journey, not the destination. No matter our circumstance, we are all in the process of making it better. Whether we are a seasoned investor with multiple years and deals under our belts, or if we are the novice working on our buyers list and trying to come up with our 1st deal, the chance to change our circumstance and current situation is something to be thankful for. It is within us all to achieve those goals and dreams that we have established. Nothing worthwhile comes easily and without hard work.

I am grateful to be part of the DG family. Although inconsistent, my strength is never to give up. I might not have a touch down this year, but as the year is coming to a close I will have some field goals in the way of small accomplishments toward my goals.
Although coming back and disappearing is embarrassing, I feel like I need to face the embarrassment and contribute to the DG family anyway. For my posting might help someone else who is in the same predicament I am in. And I will not allow the embarrassment of me, to deny help to someone else. Selfishness will be worse than embarrassment.
