Find a Good Title Company

I have a lot of respect for title companies. I have found them to be very reliable through the years. They do a great job of getting the papers ready for closing and getting needed research done. The requirements for a title company are very strict in most states. Because of that there are very few errors committed by title companies.

Most title companies will not rush a deal just to make people happy. They know and understand the need to get things right. Remember this the next time someone blames the title company. Remember, they are simply protecting all involved.

Tax Lien

Tax liens are a great way for an investor with little money to get in to the real estate market. I often encourage a new student to buy a few liens so that they can start putting dollars to work quickly. The returns are very good, usually between 12% to 18%, and the redemption periods are often two years or less.

Where do I start? First of all, you need to find out if the state you are interested in sells tax liens. Some states only sell deeds. (That discussion is for another day.) You then contact the county that you are interested in buing a lien. The office you want to contact is often called the Tax Collector. Find out where a list can be found in order to look at available liens. You will usually make your purchase through this office.

When considering real estate investing in the USA you are dealing with assets, people and a legal system more than 3,000 miles away. The language and procedure may look the same, but there are enough differences to trap the solitary investor.

For British buyers, it can be tricky to know where to start. You want the right property in the right neighborhood of the right county of the right state, but that requires local knowledge. When you come from an island that’s smaller than the single state of Oregon, there’s quite some ground to cover.

Many Brits, even those who have found the right location, struggle with the complexities of the US home buying process — especially when they want a mortgage to finance their investment.

Notes

I have found 1 program that i really like for taking notes and it works great. Microsoft one notes, it is like taking a stack of notebooks and putting them all into one notebook. You can put new tabs, new sections, website links, pictures and so many other things. It was a pain to keep all the other notebooks and have to try and find things in it. I label the tab and put what i want in it, some of the tabs i have are properties i have looked at w/agent ( i have pictures of the property and the information the agent sent me in it ),wholesale, short sale, advertising, power team, things to do,different strategies, you get the point. this made it so much easier to keep up with my notes and find the notebook its in.

PROBATE.......?????

So here it is:

The property is a 'for sale by owner'. I called, got
an appointment to see it. The family is selling due to the death of mother....Daughter is exec. of the estate and says she has all docs to prove it.....but when it come negotiating the price.....she says the re attorney says she has to get a certain amount and can't go below it....because its in probate.....she says the house is free and clear (which I understand what that stands for)....what I don't understand is.....if it's free and clear...but in probate....why wouldn't she be able to go under her price? Could there be fees that I might not want get into? The research says the house is pd off, no back tx owed, and no liens......I couldn't fine not one judgement against it.

Tips for Buying Overseas Property

Many people who have traveled abroad have felt the temptation to purchase property overseas. For example, UK residents often consider buying overseas property in nearby European countries like France or Spain, and real estate agents often locate near popular tourist attractions to sell property to such visitors.

Sometimes the price of foreign real estate can seem very attractive due to the foreign exchange rate favoring the prospective buyers' currency. Tourists can also become infatuated with a travel destination, perhaps leading to an interest in buying overseas property as a way to spend more time there. Still others might be interested in investing in undervalued overseas property based on the view that it will appreciate substantially over time.

Collecting Rents

Do you own rental properties? If so, you are learning the importance of having your rents collected as quickly as possible.

The typical rental contract allows for a grace period of 3 to 7 days after the first. For example, if the rent is $700 and due on the first, the contract may allow for a 5 day grace period before the rents are due. Typically a late fee is attached to anything that is paid after this grace period.

Why not try this? Set the rent at $800 and give a $100 discount for paying on or before the first. Have late fees beging accumulating on the second.

You are still going to get your $700. You will be getting it on the first and not the fifth to the seventh. Your cash flow position will be strengthened.

Using Contracts Properly

Writing up a contract for a real estate offer can be intimidating for many people. They feel as if they will make a mistake that will come back and bite them. Let's see if we can take away some of that fear.

If you are working with an agent then she will have state approved contracts to fill out. If you are making offers without an agent you can use the forms on this website located under forms and docs.

Read you contract FULLY a few times so that you know exactly what it says. Filling in the blanks is usually pretty easy if you understand the contract. Have your agent fill the first few out with you. With time you can have an agent fill out all of your contracts.

Every day I have the great opportunity to deal with many of Dean's students. It is a priviledge to get to know many of you and your stories. Many of you have overcome great obstacles on your road to success.

I would like to talk about something that keeps some from tasting the success they would like. Just today I had a guy tell me how none of his offers were being accepted. He said he wanted to do well, but that he was not getting the results he wanted. I asked him how many offers he made this month and he said "two".

After a pause I asked him if he realized that two would not get him where he wanted to be. He said that he did realize it.
