A Hypothetical Question

I ask whether or not it would be productively possible if Real Estate Wholesaling could be done entirely at home in this hypothetical situation. I do not have a mode of transportation to get pretty much everywhere I go, and I don't know how to drive yet. Even if I do know how to drive, I don't have a car to begin with, and buying one is out of the question. A certain number of real estate agents that I am beginning to ask service from request that I meet them in person so that we would discuss matters, so I find that problematic. Due to my lack of transportation, I cannot go to investor clubs. What I do have to utilize is a home computer, with internet running on what little I have on the bank account. As I ask before, is Wholesaling possible?

subject to' existing mortgage in Baton Rouge LA

I've never done a "subject to" purchase.
My daughter wants to buy her father-in-laws house, subject to the existing mortgage. She needs to buy some time, about two years, before she can get her own financing. She lives in Baton Rouge and I have never done a deal there. Are there any particular issues she should look at? Any help and input would be appreciated.

Trees or Shrubs too close to House‏

I went and did an inspection last week on a property that had some issues with moss on the siding and on the roof.
Shrubs trees or plants too close to the house can cause siting to be scraped or mechanically damaged when the wind blows. They can also prevent air and sunlight from drying wet siding. This can lead to moss, mold, or rot. Trees to close, if tall enough, can overhang the roof and feel the gutters with leaves or needles. Large branches can scrape against the roof. Large, dead branches may fall, damaging the roof, gutters, siding, or windows. Large trees close to the house may have roots that block or collapse sewers, or, in extreme cases, push in the foundation wall.

Cracked or Damaged‏

Last Thursday I did a home inspection on a property that had some of the worst uneven sidewalks and patios I have seen in a long time.
Cracked and damaged sidewalks or driveways can pose a trip hazard. This is a safety issue. Cracks and damage can also be cosmetic issues.
Checking paved or concrete surfaces for cracks or damage is easy. It's harder to notice conditions that may lead to damage in future.
Look for missing rain gutters and down spouts, leaning support walls, wood beginning to rot, soil eroding beside the area, small trees that will grow quickly, pavers beginning to Spall, or missing control joints.

Uneven Surfaces‏

Walks and driveways should be relatively smooth and even. Unevenness makes walking dangerous, and a severe driveway problem makes it difficult for cars to get in and out. Some of the same conditions that cause cracking can cause uneven surfaces.
Uneven surfaces represent trip hazards. Low areas or potholes will cause ponding water, leading to moss or ice, both of which are slip hazards.
Check for uneven surfaces by both looking and walking. Again, try to notice conditions that may get worse, even if no problem exists now. Look especially at areas where soil erosion could occur.

Improper Slope or Drainage‏

Whenever I do an inspection and I notice water in the basement I can always tell when there is an in proper slope to the property on the exterior of the home. Walkways and driveways should slope away from house walls. If they don't, surface water may get into subgrade areas, and damage the walls. If the driveway slopes down to a garage, a wide drain at the garage door is needed.
An improperly draining walk or driveway is one where low spots or unevenness allow water to pond. Ideally, the surface is smooth and sloped to allow water to drain off.

1. Go to www.zillow.com to search by county, city or zip code for properties that match your buyer’s criteria that either just hit the market in the past 1 day OR that have just had price reductions in the past 30 days.

Are you following your money rules?

I have talked to more then a few people about different deals and what would be good and not so good. I will not tell you if the deal is good for you or not. This is were I will give this phrase ,"how does this deal compare with your money rules?"
If you have never heard the phrase, then I look forward to speaking to you someday to talk about it.
Money rules are the financial guidelines that you have established for your investments. This could be that you will only accept a deal with 20% profit, or buying a cash flow property and not accepting less then $200 per month in positive cash flow. It could be that you will never take more then 25% of investors money on any one deal.

Believe In Yourself

In his book Totally Fulfilled, Dean points out that children are told “No” 10,000 times by the age of seven. When you think about that it’s an astounding number. It’s no wonder many people grow up with limiting beliefs about what they can accomplish in life.

I myself for years wondered what I could accomplish. Actually, I didn’t wonder what I could accomplish. More often than not I didn’t even get that far. I would simply tell myself that I couldn’t do whatever I was thinking about before I even gave myself a chance. Thankfully, that all changed as I began to get involved in real estate.
