Steps to Assign

Here is a simple outline for those that are trying to get in their mind the assignment process.

1. Have a good buyer's list.
2. Find a good agent or agents.
3. Find properties that have repair needs, a motivated seller and are vacant.
4. Make your offers in the name of your LLC and/or Assigns.
5. Get a house under contract.
6. Contact your buyers with the info on the house.
7. Schedule your buyers to see the properties during the due diligence
period.
8. Sign an assignment contract with a buyer.
9. Get all paperwork to the title company.
10. Pick up your check.

This list is a general outline. There are other details within the steps. However, this should help give you a better understanding.

Every day I have the great opportunity to deal with many of Dean's students. It is a priviledge to get to know many of you and your stories. Many of you have overcome great obstacles on your road to success.

I would like to talk about something that keeps some from tasting the success they would like. Just today I had a guy tell me how none of his offers were being accepted. He said he wanted to do well, but that he was not getting the results he wanted. I asked him how many offers he made this month and he said "two".

After a pause I asked him if he realized that two would not get him where he wanted to be. He said that he did realize it.

Rules for Investing

Make sure the property has plenty of room between purchase price and re-sale value. You must protect your investment money, avoid risking it on a property priced at or above the market value, it is not worth the risk. True you will be paid well in interest, still if you do NOT want to manage a rental, choose properties that can easily be re-sold.

You must have a clear and concise plan of action and a good attorney!!! Put everything involved in the deal on the loan papers.

Evict if Needed

Through the years I have been a landlord, I have had the opportunity to talk to other landlords. I have come to understand that a couple of things good landlords do is maintain their property and move quickly when they have a bad renter. Often times those that are rough on a property also do not pay on time on a regular basis. This does not apply to good people who are struggling and that you can work with.

Often times a new landlord gets nervous and will not complete the eviction process. I have even heard of people paying a tenant, who has damaged a property or who has not paid, to leave.
