Hello

Hello DG members...I'm new to the site and just finished reading "30 Days to Real Estate Cash." I'm currently rereading it and am doing the first homework assignment by posting a message in a forum. I was looking for a forum for wholesaling, but didn't see a specific place for it, which is why I'm posting a general message here.

Know Your Why!

I just became a grandfather for the first time today, baby girl, born this morning. Absolutely I'm going to find a way to work that into a post on here. But this is one of the most important posts I could make.
What are your reasons in life for wanting to succeed? Being a real estate investor takes work, and we all have to become clear on why we put our money, our time, our energy and our lives on the line to do this as a business.
Making money is great, but money is just a tool, like a hammer. We use money, but it doesn't have any real intrinsic value--you can't eat it, can't wear it, can't create a car out of it--just not very useful until we exchange it for something that is useful.

A Super Tool for Your Market Research and Information

The super-successful real estate investor is one who thoroughly understands their market. They will constantly be gathering information like local news, economic factors, zoning ordinance changes, and a ton of information and photos of individual homes for sale or recently sold. They will also be taking photos and doing research on vacant homes to see if they may present an opportunity.

Who is going to the EDGE??

Lets start a list of DGers going to the EDGE!!

Post your name on this thread and lets all make the effort to meet and NETWORK with one another. There is plenty of time before the Edge starts each day, time during breaks and lunch and then a TON of time afterwards to go to dinner and/or hang out around the pool or lobby area!!

See you then!
Michael

Out of Town Landlord

Owning real estate is fun and lucrative. It has allowed for great freedom and the creation of wealth. Taking care of your assests that you aquire does take some effort.

If you buy real estate that is out of state, budget your money so that you can go see your house the first year you own it. Visiting your property does not have to be a major expense. You may need to catch a flight in the morning and out that evening or simply stay over one night. Get to know your property and your manager. As well as knowing your manager, get the phone number of the tenant.

Stay aware of what is happening with your property. Keep in touch with your property manager and set expectations.

Best of Luck.

12% to 18% Return-I'll Take It

Tax liens are a great way for an investor with little money to get in to the real estate market. I often encourage a new student to buy a few liens so that they can start putting dollars to work quickly. The returns are very good, usually between 12% to 18%, and the redemption periods are often two years or less.

Where do I start? First of all, you need to find out if the state you are interested in sells tax liens. Some states only sell deeds. (That discussion is for another day.) You then contact the county that you are interested in buing a lien. The office you want to contact is often called the Tax Collector. Find out where a list can be found in order to look at available liens. You will usually make your purchase through this office.

Be Willing to Learn

I learned a long time ago that someone else may have a better way of doing something or accomplishing something. This does not make me wishy-washy or a man who lacks principles. It does make me realize that I do not know it all.

If you are new in this business, listen carefully to those you have gone down the road you are wanting to travel. Understand that you do not have to go in and reinvent to wheel. The system has been tried and found to be true. It may take some time, but if you are diligent you will be rewarded.

Learn. Ask questions. Do your best. You will win.
