Hello everyone, thought this was a very beneficial idea that I wanted to share with all outside my journal. A lot may already have discovered, but I just did. lol! Came across it as part of my action plan to call 5 banks everyday until I have 3-5 min to start that meet my refi criteria to roll out of my HM, etc. to set myself up into a longer term hold strategy.

What Is A Motivated Seller?

Where are all the realtors?? Need to hear from you on this....

It still amazes me how many realtors are NOT doing this. I see so many in my profession list properties and just wait for them to sell. Well, their listings are expiring and expiring,etc. Each one is a guru, however they won't give this the time of day. I understand that this is not for everyone, but one can make Consistent money doing this. You would think that they would at least teach on this in some of the sales meetings or something. If nothing else, it would bring more sales to the office. Maybe I'm missing something. I'm just a small company, however I'm seriously considering expanding this year through my commercial side and focus on bringing in business this way. Have started to a little but not on a large scale.

Response to tenant buyers.

Please feel free to bash anything that you think is wrong with this before I use it to talk to my tenant buyer leads I have coming it. I have been winging it and I need a standard script to use. Here is one I found on DG.com from Jeff Jensen. I tweeked it a bit. Let me know what you think, good comments and bad comments welcome!

Different Twist in Handing Out Business Cards

Today Jill & I went to a couple of "open houses". Nothing special except as we were talking to the RE agent,along with some of the potential buyers at the open house, I handed out business cards to those potential buyers. They not only asked what we had available, but the RE agent told them of how great our rehabs are from her first hand experience.
To our surprise, we received two calls tonight from people looking for lease options ... you NEVER KNOW where the next lead might come from !

and their real estate listings are going to go away effective 2/10/11. Thankfully, there is a new website that is going to pick up the slack for MLS listings and FSBO listings. It's website address is

and you can pre-register with it so you receive an email when they become operational. Just another tool I thought you should know about.

New way of locating buyers

I have found an excellent way to help build your buyers list that I havent seen in existing posts. Alot is said right fully so that RTO owners are probably better than than LO owners to consider assignments. and rehab properties. I have started using a website here in Alabama...Hometown Rentals.com. They charge $79 for a 6 month subscription and they show all of their properties with owner information for each property. Its kinda light picking your apples from the lowest branches. Although nothing is easy, this has made it easier for me. Dont know about Hometown Rentals in your town, but there has got to be companies of this type in every town with substantial population. Hope your all doing outstanding, and Happy Picking!

Probate Properties

When putting together a "Buyers List" for
Probate Properties are there just specific
investors that are interested in Probate
Properties or can I just put together a
general buyers list to show properties to.

Also, does anyone have a letter they send to
the PR or the lawyer taking care of the sale
of the property.
