Please feel free to bash anything that you think is wrong with this before I use it to talk to my tenant buyer leads I have coming it. I have been winging it and I need a standard script to use. Here is one I found on DG.com from Jeff Jensen. I tweeked it a bit. Let me know what you think, good comments and bad comments welcome!

I have a different wording but was going to comment on the same thing. I say the property you are interested is "currently unavailable" You didnt say sold or bought or anything like that.

Sense I sell at such discounted rates my properties are already committed before I finish preparing them for the new owner.

when you state 'determine what you need in a home' you are inferring that you will determine what the buyer needs... I would change it around to 'determine what type of home meets your needs'
also,I wouldn't use the word 'snatched up'; why not instead say something like 'that house is just a sample of the type of home that I find for my customers...it is no longer available.

I think scripts are a great approach at first until you get more comfortable and it just flows. PRACTICE on anyone you can get to sit still for a 2 minutes or maybe as I've done going down the road in the car by myself! Ha! (Hey....do what you got to do right - LOL!)
It's really whatever flows most naturally for you and set the other person at ease. PLUS take it into account dear I'm in Alabama. We talk different than you guys! So my ad wording may not work as well there as it does here and vice versa.
So take the grocery store approach and take what's for you and leave what's not on the shelf. lol Here's what jumped out at me.
The first part, 'feels' a little like a script ya know? I also have used 'that property is no longer available' line and just go right into an open ended question and it never misses a beat.
I think it has great lines as in the: "Do you have a few minutes to help me understand your situation and what you’re looking for? The more information you can provide about your situation and what you (changing: want) to looking for or need. OR "where would your ideal home be located, what would best suit your needs" OR "Are there any specific needs you have that must be filled" (they have to have public transportation, schools, etc.)
maybe a few examples you can put your own spin on and just gets them to talking.
but personally would cut: "will help make my job of finding a property for you that much easier." (most don't care about us....but what we can do for them, at least until a working relationship is established.) Remember talk less, listen more.

I see you're going full throttle just don't let anything steer you off course! Kinda like what I have to deal with time to time! But it's quite alright because either way I'm learning along the way! Noone will ever know EVERYTHING! Just learn as much as you can when you can.

That script sounds fine except you ain't got nothing to put them in!. Believe me when I tell you that when you HAVE a property to lease/purchase and you put it on craigs list you won't need no stinkin script! As with any RE strategy, find the real deal and the buyers will find you!
I know it's a great idea to build your tenant/buyers list, just giving you a hard time!

I am direct to the VP of a $100 million dollar open-ended debt and equity fund which actively writes checks to fund businesses with an EBITDA of at least $1 million a year. We fund also have access to up to $500,000,000 for the purchase of distressed real estate, specially commercial $7,500,000 and up.
Why not just run an ad:
Rent to OWN - new company in lease/optionville blah blah blah....
Being a new company , you don't have to BS about houses you don't have, and you don't have to worry about them asking for references you don't have either.
Script Returning Buyer’s Call

“Hi (their first name), this is (your full name), you called earlier about a property ad I have, it’s nice to meet you. (Their name) my partner and I help buyers find great real estate deals here in our area. I work with buyers like yourself to determine what you need in a home and my partner works with the properties that will best match your criteria. Do you have a few minutes to help me understand your situation and what you’re looking for?”
Note: If they have time, move forward, if not, set up a specific day and time to call them back. Also, by getting their property criteria first it allows you to develop some rapport without getting too personal right up front.
Get property criteria
“What kind of home are you looking for?”
“What city(s) are you looking at?”
“What kind of neighborhood do you want to buy in?” (Low, middle or high)
“What’s your price range?” (100k-125k, 250k-275k, etc.)
“What size of home are you looking for? “(sq ft, # of beds & # of baths)
“What about lot size?”
“Do you have any repair skills?” (If so, what type)
“Do you have any local amenities you need to be close to?”
Freeway access
Shopping
Schools
Parks
Churches, etc.
Get personal criteria
“How soon are you looking to move?”
“How many are in your family?”
“What about pets?”
“Do you have a home you need to sell before buying another?”
“Have you already talked to a lender to see what you can qualify for?”
“Do you know your credit score?”
“Do you already have down payment money set aside?”
Close conversation
“Great (their first name), now that I know your situation and what you’re looking for, I’ll call my partner to see what houses we have that match up with your criteria and then I will call you back personally to let you know what we have. If, for any reason, we don’t have one that matches up, we’ll find one ASAP! Will that work for you? Now if you have any questions for me throughout this process, simply give me a call back, I’d love to help. Thanks so much for your time today; I look forward to working with you.”
